Eureka ave and for some reason Zillow changed it to 6711-that is the other side of the duplex .Beautiful duplex property 6707 Eureka Ave. El Cerrito, in an ideal El Cerrito location. Owner lives on the other side 6711 Eureka ave . This is a duplex, and each side feels like its own house and has its own garage, patio, yard and laundry room.. hardwood floors throughout and everything updated and in great condition. It is located on a knoll so you have wonderful filtered views, especially from the upstairs. It has great light from almost every room .There is a garage, additional laundry room and 2 yard spaces, one a private paved patio and one fenced grassy area plus front landscaping.. the living room is large and can accommodate living and dining and the kitchen is also big enough for a dining table. There is a large bedroom and a smaller bedroom that are on the upper floor, a half level up . there is very nice separation of space with the bedrooms, a half floor up and two small hallways and one downstairs and one upstairs . it's a safe friendly residential neighborhood, but you are located within walking distance (2 blocks) to everything including El Cerrito Plaza, El Cerrito plaza BART. wonderful shops and restaurants on San Pablo Ave. 2 large grocery stores in walking distance, parks, and much more. it's quiet and a really lovely place to live, but you are close enough to the freeway and BART to get to work anywhere in the Bay Area. Great for a visiting professors as well as you can hop on BART and get to UC Berkeley and you won't need a car living here.

Owner pays for water, gardener and garbage. You will be responsible for your Internet and your electric and gas. Owner will pay for the gardening in the whole front area and the side fenced grassy area. You will just be responsible for maintaining any potted plants that you put in the back paved area. There is a professional gardner, but owner is responsible for watering and will need to access the curbside and fenced grassy area to water it approximately once per week. In the garage/ basement laundry room, during heavy prolonged rains, there is sometimes water intrusion ( there are working sump pumps) , so any vulnerable items in the garage or laundry room need to be stored on a raised platform approximately 3 inches high ( owner can provide) No cigarette smoking on the property ( inside or yards) and no smoking of any kind inside the house. There's plenty of street parking and also room to park in the garage if you choose. The wood floors are newly refinished and rugs should be used on high traffic areas and pads must be used when any furniture is moved to avoid scratching/damaging the floors.Owner can provide pads and moving blankets as needed. Please keep windows closed when it is raining. Please use provided drain filters in the bathroom and kitchen sink to keep drains clear . There is no garbage disposal so any food waste needs to be either composted or disposed of . Any maintenance will be handled by the owner promptly.
