1. Rent
Rent is due on the 1st of each month. A $75 late fee will apply if payment is not received by the 5th of the month, and continued late payment may result in additional penalties or lease termination.

2. Security Deposit
A $4,000.00 security deposit is due at the time of lease signing. This deposit will be held to cover any unpaid rent, damage beyond normal wear and tear, or breaches of the lease terms. The deposit (minus any applicable deductions) will be returned within the time frame required by law upon lease termination and after a satisfactory final inspection.

3. Occupancy
Only individuals listed in the lease agreement are authorized to reside on the property. Unauthorized occupants or guests residing beyond 14 consecutive days without written permission from the landlord will be considered a lease violation.

4. Utilities & Maintenance
Tenants are responsible for all utilities, including but not limited to electricity, gas, water, trash, and internet. Tenants are also responsible for general upkeep of the property, including regular lawn care, landscaping, and pool maintenance. Failure to maintain the property in a clean and habitable condition may result in a breach of lease.

5. No Smoking
Smoking of any kind (including cigarettes, cigars, e-cigarettes, and cannabis products) is strictly prohibited inside the home, garage, or enclosed structures. Evidence of smoking indoors will result in cleaning fees and possible lease termination.

6. Property Use
The property is to be used solely as the primary residence of the tenants. Subleasing, assigning the lease, or short-term rentals (e.g., Airbnb, VRBO, etc.) are strictly prohibited and will result in immediate lease termination.

7. Repairs & Damages
Tenants are required to promptly report all maintenance issues or repair needs. Damage caused by neglect, misuse, or failure to report issues in a timely manner is the tenant's financial responsibility. Alterations to the home (e.g., painting, hardware installation) are not permitted without written landlord approval.

8. Insurance
All tenants are required to carry and maintain renter's insurance for the duration of the lease. Proof of insurance must be provided at move-in and upon renewal.

9. Entry & Inspections
The landlord or designated representative reserves the right to enter the premises with at least 24 hours' notice for routine inspections, repairs, or showings. In the event of an emergency (e.g., fire, water leak, or suspected illegal activity), the landlord may enter the property without notice.

10. Liability for Personal Property
The landlord is not liable for theft, loss, or damage to tenant's personal belongings, regardless of cause. It is the tenant's responsibility to safeguard their belongings and ensure adequate coverage through their renter's insurance.

11. Indemnification
Tenants agree to indemnify and hold harmless the landlord from any claims, liabilities, or legal actions arising from the tenant's use of the property, including but not limited to injuries to persons or damage to property caused by the tenant, their guests, or pets.

12. Pets (if applicable)
Unless otherwise stated in the lease, pets are not permitted on the property. Any pet brought onto the premises without written permission will result in a breach of lease and potential fines or termination.

13. Lease Termination
Either party may terminate the lease with a 30-day written notice. If the tenant vacates before the lease end date without proper notice or agreement, early termination fees may apply.
