Lease Terms for Rental Property

1. Lease Duration

- **Use of Property
The Premises are to be used solely as a residential dwelling. The Tenant shall not use the Premises for any illegal, commercial, or business activities without the Landlord's prior written consent.
- **Subletting and Assignment
The Tenant may not sublet, assign, or transfer the Lease without the Landlord's prior written consent.

7. Pets and Animals
- Pets are allowed with prior approval and a non-refundable pet fee of $[120] and a rent fee for each pet of $[60]. Only the following pets are permitted: [Dogs and Cats].
- **Pet Behavior
Tenant agrees to keep all pets under control and ensure that pets do not disturb neighbors. Tenant is responsible for cleaning up after pets and disposing of waste properly.

9. Termination of Lease

10. Insurance

The Tenant is encouraged to obtain renter's insurance to cover personal property and liability. The Landlord's insurance does not cover the Tenant's belongings.
- **Landlord's Insurance
The Landlord shall maintain insurance on the property to cover structural damage and loss.

11. Governing Law
This Lease Agreement shall be governed by and construed in accordance with the laws of the State of Utah. Any disputes arising from this Agreement will be resolved in the appropriate courts in [County, State].
