One year lease, which is renewable. This property is rented as a long term rental.
This house is available as early as July 1, but a lease could start as late as August 1. Application through Zillow is required (no exceptions) with a satisfactory background and credit check for all adults, and proof of adequate income, before the property will be shown. Rental references (prefer local) may be required. We'd really prefer to rent to a local family.
In addition to rent, tenant will pay an additional amount for electric and WiFi service of $200 per month (which is below our cost). Landlord pays these utilities due to a shared electric meter and shared WiFi with a garage apartment.
Tenant provides their own trash service. The house has septic and is on a community well, so there are no water/sewer bills. The tenant may use the wood-burning stove, but is responsible for supplying the wood. Tenant is responsible for mowing and yard care, their personal snow removal, and some basic maintenance tasks. We can provide a push mower and some lawn care tools if you do not have them.
This property is rented unfurnished, but furnished is possible for an additional $50 per month. If furnished, the house will include the following very comfortable and nearly new beds: one king bed, one queen bed, one full bed, and one twin bed, as well as all the furniture a family would need (as shown in the pictures), two smart TVs, and kitchen items (pots, pans, silverware, glasses, plates, etc.). Great storage space for outdoor gear or extra or unneeded items is provided.
This is a non-smoking, non-vaping house.
Well-behaved and reasonably sized pets considered. If you have pets, additional pet rent of $20 for first pet and $10 for second pet, plus additional deposit for $300 for first pet and $100 for second pet, are required. No large dogs or aggressive breeds. Two pet limit.

We will call for services (HVAC, plumbing, electrical, handyman) as needed, but everyone knows that tradespeople can be hard to get in the valley, so we'd prefer a tenant that has some common sense and is somewhat handy who can deal with basic issues.
