Policies & Additional Lease Terms
1. Lease Renewal
Renewal is not automatic and is at the sole discretion of the Landlord. Approval is based on prior lease performance, including payment history, property upkeep, and rule compliance. Tenant may submit a renewal request in writing no later than 30 days prior to lease expiration.

2. Tenant Responsibility for Damages
Tenant shall promptly report any damage, defect, or issue affecting the property. Failure to notify the Landlord in a timely manner may result in additional liability for any resulting or avoidable damage. Repair costs due to negligence or delayed reporting may be deducted from the security deposit, per California Civil Codes

3. Use of Security Deposit
Security deposit may not be used to pay any portion of rent, including the final month. It will be applied only toward allowable deductions, such as property damage beyond normal wear, unpaid bills, cleaning, or restoration.

4. Renter's Insurance Requirement
Tenant shall obtain and maintain renter's insurance at their own expense throughout the lease term, with the following minimum requirements:

Liability Coverage: Minimum of $350,000 per occurrence

Property Coverage: Adequate to protect tenant's belongings

Landlord Listed: As an interested party (not additional insured)

Proof of Insurance must be submitted:

Before move-in

Every 3 months (quarterly) thereafter

Failure to maintain or provide proof of insurance may be grounds for lease termination, subject to notice and cure provisions under California law.

5. Waiver of Landlord Liability
To the fullest extent permitted by law, Tenant waives any claims against the Landlord for damage, loss, or injury to personal property or guests arising from fire, theft, water intrusion, mold, or natural events, unless caused solely by Landlord's gross negligence or willful misconduct. Tenant understands that their renter's insurance is the exclusive source of recovery for such losses.

6. Rent Enforcement and Legal Remedies
Tenant must pay rent in full and on time per the Lease Agreement. Nonpayment constitutes a material breach. In the event of rent avoidance, the Landlord may pursue all lawful remedies including:

Eviction proceedings (unlawful detainer)

Civil action for damages, rent owed, and legal costs

Reporting of unpaid rent to credit bureaus

Tenant may not use security deposit in lieu of rent. Any attempt to intentionally avoid rent payments will be prosecuted to the fullest extent allowed by law.

7. Community Conduct & Legal Compliance
Tenant agrees to:

Be respectful of neighbors and maintain a peaceful atmosphere

Comply with all federal, state, and local laws

Screen all pets prior to occupancy (if applicable)

Not smoke inside the property under any circumstances
