One month lease minimum and up to one year. After one year we move to month to month unless otherwise agreed.
Required:
a.Rental application and proof of income (three months pay stubs and/or bank statements).
b. Renter's insurance.
1. Communications are best documented in writing - email or text.
2. In case that repairs needed and the cost of said repairs exceeds the amount of the security deposit, renter is responsible for reimbursing owners for the difference.
3. Cleaning fee at the end of the lease will be $250. This money could deducted off of the security deposit, unless security deposit is needed to be used in full for fixing damages, in which case the cleaning fee will have to paid to owners separately either via Zelle, money order or cash.
4. Owners carry home and fire insurance. Owners require the renter to purchase their own renters' insurance. We suggest $100,000 liability and $30,000 personal property protection.
5. If renter wishes to hang art etc. on the walls, they will need to ask for permission from owners and are responsible to restore walls to the original condition in which they were received. Otherwise, the cost of repairs will be deducted from the security deposit.

6. A 24 hours notice is required from owners to renter via text or email to enter premises in order to inspect, repair or for showing the space to prospective tenants. If there is an emergency such as fire, flood or other life-threatening situations etc., owners have the right to enter the premises immediately.

7. A 30 day notice in writing (email or text are considered writing) is required for any changes to lease, such as but not limited to early termination, extension.
8. Both renter and owners can terminate the lease agreement for any reason with 30 days notice in writing (text/email) to the other party.
9. At the end of the lease, a walk through will be perform to determine if any repairs are needed. If any repairs are needed the cost of repairs and lost rental income will be deducted from the security deposit. The remaining balance of the security deposit will be refunded to renters within 10 days from the end of the lease.

10. This duplex has two apartments. Living in harmony in this close proximity requires mutual consideration. We ask that tenants be respectful of the other occupants, avoid loud noises between 11pm to 7am.

11. Guests are welcome to visit and enjoy. Please be considerate of the other tenants.

12. This lease agreement is between the tenant and owners. A guest here and there is fine. In case someone stays over night for more than a day or two per month, this will be considered as an added person to the lease and a $300 monthly fee will be added to the rent.

13. Trash and recycling are collected by the city at no additional cost to you. Your Trash and recycling bins are next to the gate. Trash collection and street cleaning on our side are Wednesdays, 7am-1pm. Thursdays is on the other side of the street, 7am-1pm. Be sure to park your car on the other side on Wednesdays and on our side on Thursdays.

14. House trained small dog are welcome with security deposit. No cats please.
