2 bedroom duplex apartment for rent on a quit block in East Flatbush Brooklyn. The two bedroom apartment has its own entrance leading to the second floor, full bathroom with tube, full kitchen, and large open dining and living room area that gets lots of sun light. Both bedrooms gets lots of sun light and can fit a queen size bed with additional furniture. The apartment is wired for cable and internet WiFi. The thermostat to control the apartment heat is located in the apartment. The apartments gas and electric bill are not included in the rent.
Location amenities: The apartment is one block away from: MTA bus B103, B47, B6, (6 blocks away B46), laundry matt, 2 grocery stores, convenient stores, McDonald's, Domino's Pizza, Prime 623 restaurant and bars. No issue receiving packages from Amazon, USPS, etc., Security cameras on property, 30 minutes from Manhattan driving.
Requirements: submission of application document, Photo ID from city, state, or federal government, 3 pay stubs for proof of income, prior landlord reference, rental history (reason for moving, eviction history, broken lease agreement history), security deposit and first months rent
Lease terms
The tenant is required to pay the rent on/by the first of every month. There will be a $50 dollars late fee if the rent is not paid in full by the required date.
The tenant(s) agrees to move out of the apartment within 30 days if the tenant(s) guess to stay/live in the apartment more then 14 days. and the tenant agrees to forfeit any New York City/ New York State tenant rights if this requirement is not followed. The tenant(s) agree that the property owner can enter the apartment premise and remove all property and place at street curb for disposal by NYC Sanitation Department for all property that is not the property owners. A written notice will be sent to tenant(s) of guess staying/living will be sent to tenant(s) by the property owner to make sure that all parties are aware of the matter.
The tenant(s) are required to dispose of trash and recycle in the correct trash bin and on the correct days of the week provided by the NYC Sanitation Department. Any trash that is placed at the curb by the tenant(s) that the property owner is ticketed from NYC Sanitation Department, the tenant will be responsible for reimbursing all fees.
The tenant shall not make duplicate keys to the apartment with out the property owners authorization.
All alteration to the apartment are required to be changed back to prior existing conditions when the tenant(s) moves out, at the tenants expense. All work to make corrections shall be done by a licensed building contractor.
The tenant(s) are required to pay for their own gas and electric bills. (Note: Apartment heat is on a gas meter)
