Description

This home has many unseen features. The slab foundation at the back of the home is preplumbed and is part of the original home slab. It was built with the additon of a third bedroom, walk in closet and full bath in mind. The framing for the door to lead into that add on are already built within the sheet rock walls and the electrical is in place to extend into that add on. The additional electrical, plumbing, ductwork and phone lines were installed with the idea of adding those extra features. The home also has solid metal ductwork in the attic, designed and installed to be totally non restrictive for the airflow. The central heat and A/C unit are sized for that add on, as is the water heater. When this home was built in 2007 it was rated at the highest energy efficiency rating Austin offered. The home has a built in fire sprinkler system lowering the cost of home insurance. The attic has an eight foot by forty foot long decked floor for easy access and storage. The roof is a double standing seam metal roof with a 50 year warranty on the color and a 75 year warranty on the integrity of the roof itself. Each room is equipped with Hunter Ceiling fans and the front porch ceiling fan is one of the old original Hunter cast iron fans that last for ever. The siding is Hardiboard which can last unpainted for 5 decades. This home was built with the idea of needing no special attention for the next 50 years and to be able to ad that extra bedroom, walk in closet and full bath on the back. The yard is native Texas plants , it requires very little maintenance, water and no mowing. Flooring is 3 year old vinyl plank The home is completely handicapped accessible with 36 inch doors throughout and receptacles and switches installed to meet A.D.A requirements. Blocking is already installed in the bathroom walls for the additon of grip rails.

  • Matthew Litwin
"Montopolis does not have much in it worth walking to, including any bodega or shopping of any kind really. It is very drivable as it is about 5-10 minutes from central Austin."
  • Trulia User
"lots of people use the hike and bike trail for exercise as well as going to work. There are a lot of restaurants and art galleries. "
  • Trulia User
"Gated community with a lot of new homes, home owners or rentals which feels very safe and friendly. Very well-maintained"
  • Trulia User
"Close access to east 6 street. You can typically find culture events every weekend. Also, good eats are everywhere!"
  • Merrilynn E.
"Lots of homeless due to homeless camp Trash on sidewalks Lots of stray dogs and animals in the neighborhood "
  • Frannymanzano
"I've lived and have family that have lived in this area some 30yrs + and my favorite part of this neighborhood is it's sense of community. Everyone looks out for each other and always welcoming."
  • Rebecca J.
"There are a few parks nearby and wide sidewalks on main roads. The speed limit has recently been lowered which I know makes me feel better about having pets about. "
  • Lemonamoultrie
"have to walk distance for public transportation. not an inviting neighborhood not the ideal neighborhood to raise a family. "
  • Ryannish
"Best neighbors. Very friendly and we help each other out. We have a Facebook group. We also get together on some holidays or to watch some ball games."
  • Elroyhavoc
"It’s not too far from Norwood dog park which is a nice place. I like to take my dog there around sunset when I can. It’s huge and I’ve met some nice people and even been invited to Facebook groups specifically for the breed of dog that I have. Also you can walk your dog through the nearby frisbee golf. Course which is beautiful. "
  • emailmohit
"This is a great neighborhood which is targeted by city of Austin for giving an urban lifestyle. This neighborhood is getting very well connected with metro, buses and other means of transportation and the walkability is steadily rising."
  • Delwingoss
"This is a neighborhood in transition. For decades it had multigenerational open air Heroin and Cocaine dealers. The more aggressive ones have been shut down making the neighborhood a lot nicer and safer. APD is working very hard to close down the sneakier ones. The Montopolis area is Incredibly convenient to the University of Texas (14 minutes) , Austin Community College Riverside Campus ( 3 minutes) ,The State Capitol Complex (12 minutes) , downtown Austin (10 minutes), the entertainment district (12 minutes), Austin Bergstrom International Airport (6 minutes or less), the toll road (8 minutes), IH 35 8 minutes) and Hwy 183 less than 4 minutes) . TNeighborhood amenities include the Ruiz Library, Montopolis multi modal trail network and Roy Gurrero Park In the last 24 months according to Travis County Appraisal District assessments the value of a 5000 sq ft lot has almost doubled from $25, K to $45 K . This trend is expected to continue. The only real disadvantages is shopping and the neighborhood still has more crime than the average Austin neighborhood west of IH 35 though a very large portion of that crime is domestic violence/ dating violence/family violence. Largest draw back to development is a Neighborhood plan contact team that is dedicated to keeping non Hispanic families out of the neighborhood and yes the president of that contact team has publicly stated that as one of her goals. If a buyer wants to build what the land is already zoned for? The neighborhood plan contact team has very limited power. Members of the Montopolis Community Alliance welcome diversity in our Montopolis Community. We welcome families of all races and all incomes to move to this wonderful yet undiscovered jewel of a location. Some properties in the neighborhood have million dollar views of the Austin skyline and with those properties backed up to Roy Guerrero Park; nothing will ever be built to obstruct those views. We invite you to make Montopolis your home"
