Description

Beautiful, spacious, two-story home on private 20.11 acres designated ag exempt/wildlife sanctuary. Natural pastures and riparian acreage attract a variety of wildlife. A large fenced backyard is perfect for pets and includes an in-ground irrigation system. Outside entertainment areas include a gazebo overlooking the stocked pond, wrap around front and back porches and a large patio with fire pit.

The home boasts an open living area with rock fireplace overlooking the pond and gazebo. A large custom designed kitchen is a chef's dream with knotty alder cabinetry and granite countertops and a 48" BlueStar Professional gas range with double ovens. The expansive 16' island bar with custom Boos Brothers butcher block provides plenty of room for food prep. Other custom features of the kitchen include a farmhouse sink, coffee bar and 12' patio doors leading to the back porch and grilling space. The walk-in pantry has ample storage for all your cooking needs.

One, of two, downstairs bedrooms is a second master with private attached bath with custom walk-in marble shower. The second has built-in bookshelves, attached bath and makes a perfect home office. Both feature spacious closets.

Gorgeous hardwood stairs lead you to the 2nd floor and two more bedrooms, including a huge master bedroom that overlooks the front of property. The master bath features a jetted garden tub and an extra-large custom walk-in closet.

Property fenced and crossed fenced for horses with a 2-stall barn with electric and water. The large workshop is separate from the house and also has power and water. Wildlife abounds on this sanctuary property; visitors include otters, bobcats, coyotes, deer and numerous waterfowl and song birds. "Know idea. It’s a ranch area with a small downtown and a farmers market. Very safe and kind people with lots of land owners and cattle. Very nice place with a sense of community "
  • Amanda Flack
"We live outside of the city limits and love the quiet and being surrounded by farmland and nature. We are still close enough to town to get there in a few minutes. "
  • Trulia User
"I have lived in Van Alstyne for over 11years. Small feel with many opportunities. Good schools. Need grocery store due to small locally owned one closing down. Great downtown area for families with many town activities and festivals year around! "
  • Sabrina Vallet
"Loud noises and right in the center of town we have fireworks for the 4th of July and the dogs go insane "
  • Amanda Flack
"In a word, terrible. 75 is under construction and it takes forever to get anywhere. Within town it’s quick, as long as it’s not during peak traffic. The infrastructure cannot handle the current load. The mornings take 15 minutes or longer to get through the main light. And the evenings are worse. No one knows how to use a two-way service road and you’ll sit at the main light for 20+ minutes unless you can go a different way. "
  • Donna M.
