About this House

Great location on the Isthmus near James Madison Park/Lake Mendota! First floor apartment in 2-flat house. Lots of storage makes it efficient and "larger" than some viewers have expected. Nice condition with hardwood floors. Kitchen with 5-burner convection range + griddle. Back room with walk-in closet may be used as a bedroom or office. Window air conditioner.

Gas and Electric are NOT included in the rent, but average $123/mo according to MG&E, so budget for $1,523/mo.

Located on bus lines, about 1 - 1.5 miles from campus, 1/2 block from laundromat, 1.5 blocks from Lake Mendota / James Madison Park & beach, tennis courts nearby. Close to grocery store Festival Foods, Cargo Coffee, and the Frank Productions concert venue on East Washington. Easy walking or biking distance to Capitol Square farmers market and State Street.
When I reply to inquiries, I will direct you to a web page where you can read the lease addendum, as it is not allowed to be posted here. Thanks for looking!

No smoking, no keg parties, loud noise, etc.
Tenant sets up own MG&E account for gas ( heat, hot water, range) and electricity; it averages $123/mo over the last 12 months, so I have included that in the "costs and fees" section of the listing, but you pay your use to MG&E, not to me, and it's in addition to rent. If you are comparing a place which includes utilities, the equivalence would be $1523/mo. Landlord pays for water/sewer, except there's a $25 surcharge per extra person if more than two persons occupy the apartment -- and the occupancy limit by local ordinance is 3 total.
One off-street parking spot included; a city permit for street parking costs $42/year.
Tenant has some snow removal responsibilities.
One fully housebroken and continent dog or cat allowed, but there are some breed restrictions on dogs. Discuss with landlord.
