    About this House

Positioned in the heart of one of North Texas’ fastest-growing corridors, this exceptional 14-acre tract offers a rare combination of location, visibility, flexibility, and long-term investment potential. This 14 ac sits across from the northeast corner of Spring Hill and Hwy 377 that is planned for a new Walmart Supercenter at the Northeast corner of US 377 & Spring Hill Roadv FM 428 . Construction is underway.
This area is also part of Highpointe Ranch, a much larger mixed-use development. The City of Aubrey's 2045 Comprehensive Plan says Highpointe Ranch is planned for approximately 1,450 single-family homes plus retail development. Situated within the Aubrey ETJ along a major high-traffic thoroughfare, the property provides excellent accessibility and exposure in an area experiencing significant residential and commercial growth. With no known restrictions and no city zoning oversight, this property offers an uncommon level of flexibility for investors, developers, entrepreneurs, and landowners. Potential uses include commercial development, business headquarters, RV park, contractor yard, event venue, private estate, equestrian facility, agricultural operation, or long-term investment hold. A well-maintained brick home is already located on the property, providing immediate functionality as a residence, rental, office, or business headquarters while future development plans take shape. Nearby water and electric availability add to the property's appeal and provide a solid foundation for future improvements. As North Texas continues to expand, strategically located acreage with substantial roadway frontage is becoming increasingly difficult to find. With its high-traffic location, unrestricted potential, existing improvements, and proximity to ongoing growth, this 14-acre tract represents an exceptional opportunity to invest in one of the region’s most rapidly developing areas.

      "The neighbors are wonderful "
    • Trulia User
"The overall neighborhood is safe and neighbors keep an eye on who’s coming and going. Schools are within walking distance and police do a good job making patrols. All and all this neighborhood is quiet and free of eye sore properties. With all of the new construction you will a lot of trucks on 377. There is not a lot of eating places as of right now but I know they will be coming soon. No local laundry mats. I would recommend this neighborhood "
    • Jennifer Rodriquez
"The main road out is absolutely horrible with traffic during the week. And during the school year, forget about it. And people drive like they have no sense. I love my neighborhood but could do without the commute. "
    • Joelcforrest
"Traffic is very bad and they are just building more and not improving roads. There need to be improvements before more homes are built. "
    • Jennifer Rodriquez
"My kids love their school and the neighborhood is pretty friendly. The pool is nice and I like the proximity to the city without actually being in the city……………………………"
    • Owenstondra
"I lived in this area for two years and I like it and it’s not to expensive so I plan on buying my first home here "
    • Imelda Vaquera
"Friendly and family oriented , nice pool and parks. Elementary schools with in the neighborhood. Close to highway 380 and 377"
    • 4garces
"It’s very friendly and country living style. You drive around and there is still plenty of ranches with cows and farm animals, it feels so good to drive around and see farm animals. The new neighborhood that are building look really nice, and they have trails and playgrounds for kids to play. "
    • Kp
"My commute is great, 20 mins if I get on the Tollway and 30 mins if I take 380 to 423. 380 can be somewhat of a nightmare sometimes but overall it’s not that bad."
    • Hellcatdemon6471
"My neighborhood is within walking distance to fast food, grocery store, auto parts, gas, schools, dollar stores, everything you need. It still has that small town, country feeling."
    • Hellcatdemon6471
"My neighborhood is close by schools, grocery & convience stores, automotive stores, retail stores, restaurants and banks. All are walking distance, but still a small town feel."
    • Sigrid D. N.
"I have lived here for over 20 years in the old downtown area. In the downtown Aubrey Park the city has festivals during all times of the year. Aubrey also has a great school system."
    • Dagmar Sigrid M. de Nis-Blake
"Remember, I live in the Historical area of Aubrey, which is growing! This is the place to be at the monument. People (unfortunately) are passing and a number of younger people are taking over renovating the older homes. This little (big) city is dividing into an bigger area around the Dallas Tollway (FRISCO, Crossroads’s, etc.. area) all of which used to be all Aubery. Around the historical area there are still horse farms and the schools here are Fantastic! The people here are wonderful and I cannot say enough about the wonderful place we live! I enjoy Aubrey with all of its growth! All around us! My sixteen year old is getting the best of both worlds. I hope it doesn’t get much bigger ( haha) we will have to move north to Era. Where the cows still roam. Enjoy Aubrey it’s a wonderful, bright, loving place to bring your family, your business, and all your ideas! We love people and newness NOW! It’s growing by leaps and bounds. Come to Texas and learn the way New Texas is growing. I found out Texas is never too old to learn. "
    • Chassity R.
"They wouldn’t clean after their dog pooped. I would like to walk on grass without worrying about dogs poops but oh well "
    • Sigrid D. N.
"It would be really nice if Aubrey would put in a dog park. There are a lot of dogs in old Aubrey. The people here in the old section of Aubrey keep their dogs pretty much inside their yards and they are friendly. "
    • Sigrid D. N.
"Downtown old Aubrey has a park that does all sort of festivals. The biggest one is the Peanut Festival because Aubrey used to grow peanuts. Notwithstanding, all throughout the year Aubrey has festivals in summer, fall, winter, and spring."
    • Chassity R.
"We have potluck every Sunday and watch football also we have Christmas party. Yard sale and school event "
    • Sigriddenijs
"The old neighborhood is a wonderful place to bring up your children. They can leave their bikes in the yard and find friends if they walk around. The Chaparral’s (Aubrey) schools the best. "
    • Sigrid
"We live in old downtown area one block from the water department and their is a park next to it. They have a lot of little festivals there and we can hear it from our historical house. Also, there are parades at Holidays. This is a wonderful little town. "
    • Halonreverse
"for the most part the roads are pretty decent. not a whole lot of heavy traffic, driver's are friendly. "
    • Lynn H.
"friendly and lots of community events, community pools, parks, ponds even dog parks. Fun Facebook groups that enhances community strength. "
    • Unspecified
"Been here ten years. You can tell who is from the area because they are friendly and neighborly. People who aren’t, don’t come outside and don’t talk to anyone. Other than that I fee extremely safe in the community. We have community Facebook pages to help keep people in the loop. HOA can be a bit too much on the rules at times. I wish more people interacted. We used to have block parties but now nothing. Not sure if it’s the people or the HOA rules."
    • carolbrashier
