Description

612 E Heron St is a beautifully remodeled 2-Bed, 1-Bath, 1-Car Carport home just a couple of minutes east of downtown Denison. It has very quick access to Highway 69, as it’s roughly 1-2 minutes away.

The home was initially remodeled in late 2015 into early 2016, and we have kept up the integrity of the remodel since then.

This would make a great home for retirees, young or small families, or it can be a cash-flowing rental property as it has been for the past few years.

The home sits on a non-fenced double lot at 10,400 Sq Ft. The house itself is roughly 1,060 Sq Ft. CAD indicates the home is smaller than this, but we’ve had 3 appraisals that all dictate it’s between 1,058 Sq Ft to 1,064 Sq Ft. The inaccurate reporting on CAD may be due to the addition of the large utility room off the kitchen.

The grounds feature 2 very large, well-established Magnolia Trees in front of the house. They’re actually the reason there’s no grass at the moment. St. Augustine grass would likely be a good choice for planting under the Magnolias. There is also a fairly large Peach Tree near the back alleyway. Yes, there is alleyway access to this property.

As noted in some of the picture captions, we are working on replacing some pieces of siding on the back of the house, and this will be complete prior to selling it, unless otherwise agreed upon prior. Additionally, we have decided to leave the dilapidated storage shed in case you would like to fix it up and use it. However, we are willing to tare it down and remove it for free if that’s what you would like instead.

The HVAC has been replaced recently, and it is Central Heat & AC. The only reason we have a cage around the condenser outside, is due to the fact that we rented it for a while and its standard practice for us on rentals.

We are happy to work with realtors, however the buyer will need to pay for any associated agent compensation.
