You can enjoy a family-owned Italian restaurant on the same block, neighborhood coffee shop, and a great veterinarian right next door. This place is perfect if you work on or near the Hill, downtown, at the SEC (you can see the building from the unit window!), commuting and need to be close to Union Station, or if you just love the Capitol Hill area! Practically everything is walking distance, or accessible via Metro. The condo is located a few blocks from NOMA, H Street restaurants/bars, GIANT grocery store, and the new Whole Foods; and walking distance to the vibrant and trendy Union Market and other parts of Capitol Hill.

The unit itself boasts beautiful hardwood floors, high ceilings, marble countertops, SS appliances, surround sound system, and marble floors and tile in the bathrooms. It has a large master bedroom that can accommodate a king size bed, desk and chair; and then a smaller second bedroom that can accommodate a queen bed and small dresser; or made into an office, nursery or guest bedroom. Unlike other units nearby in large apartment buildings, this is a quaint, quiet, and intimate building, so you feel like you are in a row house with the sidewalk right outside the window! We are open to small pets on a case by case basis.

We are looking for quiet, responsible tenant(s) to enjoy and take care of the place. The neighbors are wonderful and owners of their condos, so looking for tenant(s) who will appreciate this great space and the pride that our neighbors take in this small building (just 5 units!).

Start date is flexible, but available as early as beginning or mid June. We are open to a 1-year lease, and a 2-year lease, and will give a rent discount of $100/month that can be a significant savings for a 2-year lease. Our prior tenants took advantage of this deal, if you are interested. Rent includes gas, water, sewer, AND monthly cleaning service, which is a nice touch, and can definitely save you a few hours on the weekend!

There is a open house scheduled for Saturday, June 10, from 1-2 pm, but if you are interested in seeing the place before then, just email me, along with any questions you might have.

There is a $35 rental application fee, one month's deposit, and add'l deposit for a small pet.
