Four bedrooms, one full, 1 3/4 and two half baths, 2,297 square feet, at the upper end of Union Street with the wooded entrance to Wilber Park directly across the road. A dead end street means no thru traffic and quiet. You get trees and trails out the front door and can still walk to the middle and high schools, SUNY Oneonta, and Main Street.

The first floor opens into a large mudroom. Past it: hardwood floors, a formal dining room, kitchen, a first-floor office, and a half bath renovated in 2020. The living room and family room flow together, and the layout is flexible enough that people use those rooms differently.

Upstairs, a full bath with real storage and an open landing between the two bedrooms that has worked as an office, a hang out space, and a playroom. The primary bedroom has hardwood, a walk-in closet, and a half bath; both the bath and the closet were renovated in 2024. The second bedroom is also large, with hardwood and two closets. The third floor has two more bedrooms with a walk-in closet, storage plus a 3/4 bathroom.

The covered deck across the back is a great hangout spot from spring through fall. Skylights overhead keep it bright, privacy shades handle the weather, and it looks out over the fenced yard, which has room for a firepit. A bluestone patio sits off one side for outside dining and barbecuing. A long paved driveway runs down the other to a side entrance and a detached garage. Berry bushes, lilacs and flowers are all in the backyard landscaping.

What’s been done: furnace 2020, hot water heater 2023, dishwasher 2025, garbage disposal 2025, two bathrooms renovated 2020–2024, new faucets throughout, ceiling fans added to the office, dining room, and deck, garage repainted 2025, basement walls and floor painted and new lighting 2026. Every room except the living room and primary bedroom has been painted in the last five years. The 2020 furnace and the work since keep this house cheaper to run than its age suggests; gas averages $115 a month and electric $100.

What isn’t done: a section of the roof needs repair. We had roofers out in 2026 and we’ll hand you the estimates. About a third of the exterior also needs paint. We did the south side in 2020.

    "Nice clean safe neighborhood, no traffic jams. You can most things at local stores in town. Winter is cold and summer is nice. Biggest issue we've had was with getting contractors to do repair work on our house, many in that field are charlatans as well as overpriced. Be prepared to do things yourself. "
