About this House

If you are looking for a prime Summit location, just blocks from Downtown and trains/buses to New York City, plus superb renovations with the most minute attention to detail and quality as well as the best in presentation/staging you need look no further! 61 Prospect Hill Avenue offers all these things and so much more, catering to today's busy lifestyles with easy, low maintenance. This is an absolute "turn key" home, complete with lighting, the best equipment and state of the art systems. This home has been in the same family for many years and their love of Europe, and particularly summers spent in the South of France, have influenced their selection of design elements, chandeliers (including those in the great room and living room from Currey & Co and the one in the dining room by Quoizel), and other lighting and the art and furniture they have used for optimal presentation and staging.Of specific interest is the over all decorative design for the moldings and doors which they "borrowed" from a friend's apartment on Fifth Avenue that overlooks the Metropolitan Museum of Art in New York City. The tiles in the fireplace are hand made, hand painted Delft with themes of animals and flowers. There are stereo speakers in many of the common areas that are linked to a media closet in the lower level. The house is wired in many rooms for wall television including the great room over the fireplace, living room, kitchen, master bathroom and lower level recreation area - ideal for music and sports enthusiasts and perfect for entertaining.Talking of entertaining, this is the ultimate house with superb flow and a huge floor plan for the largest groups of guests. In warm weather the great room and living room open to a very large bluestone patio creating a wonderful additional outdoor space. The stainless steel kitchen appliances are of the highest quality including dishwasher, Sub-Zero refrigerator, Thermador Oven and Jennair CooktopThe breathtaking first floor Master Suite features extensive closet space (both walk in and other storage) and the most superb spa-like bathroom with multi-head shower, soaking tub, double vanity and all the refinements and space one could possibly desire. It must be seen to be fully appreciated, as indeed is true of the entire house and yard. There are two, open staircases to the incredibly spacious lower level, one from the gallery/foyer and one from the kitchen, again ideal for entertaining large groups. There are multiple sitting areas, space for games tables, a bedroom and bathroom (ideal for an au pair, nanny or in-laws should the need arise), a catering area in the large laundry room complete with a dishwasher, beverage refrigerators, Whirlpool Duet washer and dryer and several full egress windows. The flooring on the first and second floors is quarter sawn oak (which is no longer available) and is cut to reveal the most beautiful grain to further enhance the home's appearance and comfort. The windows on the first and second floors were replaced with Marvin windows and custom Marvin French doors installed in the living room and the front door is made of solid mahogany. In 2009 the owner replaced all the doors and trim in the entire house - with six panel solid mahogany doors finished by a furniture finisher (truly awesome) and very substantial moldings, custom corner blocks etc. Of note is the extra layer of insulation that was added beneath the siding which significantly improved the R-factor over all and drove down the heating bills (which were already low to begin with) combined with a very high efficiency Buderus boiler. The cedar shingle roof was installed in about 2008, the water heater replaced in 2014 and the air conditioning in 2015. In short, you will not want to miss the opportunity of owning this exquisite home and its fine features can only be appreciated through a personal tour.
