These rules are intended to ensure a safe, respectful, and enjoyable living environment for all tenants in the Triplex property located at:
606 North A Street (Units A, B, C) Lompoc, California 93436
All tenants are expected to read, understand, and comply with these rules. Violations may result in fines, lease termination, or other legal action as allowed by state/local laws.

1. Occupancy
Only tenants listed on the lease may occupy the unit.
Guests staying longer than 14 consecutive days must be approved by the landlord in writing.

2. Noise and Conduct
Quiet hours are from 10:00 PM to 7:00 AM daily.
No excessive noise, loud music, or disruptive behavior at any time.
Tenants must be respectful of neighbors and shared spaces.

3. Parking
Street Parking is available for tenants.
Unauthorized or improperly parked vehicles may be towed at the owner's expense.

4. Trash and Recycling
Trash and recycling must be placed in designated bins and taken to the curb on Tuesday.
Bins must be returned to their proper location within 24 hours of collection.

5. Maintenance and Repairs
Report any maintenance issues to the landlord/property manager promptly.
Tenants are responsible for minor upkeep (changing lightbulbs, replacing smoke detector batteries, etc.).
No unauthorized alterations, painting, or improvements are allowed.

6. Smoking and Vaping
Smoking and vaping are not permitted inside any unit or common areas.
Designated smoking areas (if any) will be specified by the landlord.

7. Pets
Pets are not allowed unless specified in lease agreement.
If allowed, pet policies including breed/size restrictions, pet deposits, and cleanup requirements must be followed.
Pet waste must be picked up immediately and disposed of properly.

8. Shared/Common Areas
Hallways, yards, driveways, and other shared spaces must be kept clean and free of personal belongings.
No storage of furniture, appliances, or other items in common areas.

9. Alterations and Fixtures
Tenants may not install fixtures, shelves, satellite dishes, or window AC units without written approval.
Damage caused by unauthorized modifications may be deducted from the security deposit.

10. Safety
Keep all doors and windows locked when not home.
Do not disable smoke detectors or carbon monoxide alarms.
Fire hazards (candles, overloaded outlets, flammable items) are prohibited.

11. Lease Compliance
All terms of the lease agreement must be followed.
Repeated violations of these rules may lead to penalties, eviction, or legal action.

12. Dispute Resolution
Any disputes between tenants should first be addressed respectfully and directly.
If unresolved, contact the landlord/property manager for mediation.

So enjoy beautiful sunrises, sunsets, star-gazing, hiking, and horseback riding... but always be aware of your surroundings and keep your cat indoors, your dog on leash, and your kids wildlife-respectful and wildlife-wise!
