Ability to pass and meet our credit and rental history qualifications. The tenant selection and approval will be based on the following:
Meeting the minimum score requirement set up for this property. (This does NOT refer to your FICO credit score but your overall credit index).
Ability to pass a criminal background check.
How Can I show my income?
You can provide Three (3) most recent pay stubs, bank statements showing income is being received, or we could take an offer letter if you just started working and have not received your first, pay stub. Self-employed - most recent PERSONAL tax return or income statement from their accountant. Social security/disability - request a copy of the statement and bank statements. Gig/contract worker (i.e. Uber) - two months of bank statements. Applicants must be able to provide bank statements/proof that you are receiving funds Co-signers/Guarantors are welcome.
Applicants without a Social Security Number
ITIN (individual tax identification number) is accepted; a copy of the ITIN card/document must be included with the application
Non-immigrant students must have a F1 Visa and a corresponding I-20 (letter of financial backing.
