This home has an edge over others for a couple of reasons:
1) Behind its screened and tiled rear screened in patio, it offers privacy with a wooded view near the central pond instead of a rear neighbor.
2) It is the larger version of the 2-bedroom floor plans in Osprey, with a bonus family room in back and 1,360 square feet intead of 1,035.
3)Downstairs, in addition to the family room and patio with outside storage closet, you'll find living and dining rooms, an open kitchen with breakfast bar, a convenient powder room, and an inside laundry WITH washer/dryer. Upstairs are 2 suites, with each bedroom attached to a private bathroom. This one is available JUNE 1, 2024!
IMPORTANT - Showing will be done via Open House only. Tenant occupied. Please do not disturb tenants!

Application fee: application needs to be filled out on Zillow. This $35 fee allows prospective renters to apply to an unlimited number of participating rentals for 30 days, and also includes their credit and background reports.

This is a HOA and board-controlled complex which means the following is required:
o All applications require a $100.00 each non-refundable fee (must be paid with a separate check/ money order made out to Osprey Run).
o A minimum of a week to 10 days for them to approve the application.
o An annual lease for the property (which we will provide to you).
o Security Deposit equal to one month's rent (must be paid with a separate check/money order to us).
o All applications must be submitted to Avid Tampa, with a copy of the lease, for processing (background & Credit check screening). We will put this package together and submit it to the HOA.
o A credit score of 550 or above is required (this is not provided in writing by the board, but they will not approve anyone with a lower credit score. Please do not waste your money and time if you don't meet this requirement).
We require first month's rent $1800 + Security Deposit $1800= $3600 at lease signing.
A non-refundable pet deposit in the amount of $300 is due at the time of moving in (if you have pets).

Income Verification: Pay stubs from most recent months, income should exceed two times the monthly rent.

Tenants are responsible for water and electric bills. HOA fees paid by owner.

I hardly seen any neighbors around. At night is been known with kids checking cars to see if they are open so they can steal ( no good) no major crime or any that I’m aware.
