Rental History- All your prior lease agreements must have been fulfilled. No more than 2 late payments and no more than 1 NSF during the term of the lease. You must not owe money to another rental property. Your rental references must be favorable.
Credit- Your credit history must not have judgments, bankruptcies, foreclosures, repossessions, write-offs, or collections within the last 12 months. You must currently not be delinquent on any payments. You must have no outstanding federal tax liens.
Guarantors- If applicant does not meet rental qualifications, we may require you to provide a guarantor.
Convictions- Certain felony convictions against you or other occupants of this home may disqualify you.
Application- Each applicant and guarantor must pay a non-refundable fee of $29-$35 to process the application on Zillow or other 3rd-party site.
Occupants- This house is zoned as a single-family home. The number of occupants in this home cannot exceed 3 adults per bedroom with no more than 1 other unrelated person occupying the premises. A person staying overnight for consecutive days is considered a resident. This is a Lubbock ordinance, and the city will issue citations.
Insurance- Proof of Renter's Liability Insurance policy for a minimum of $50,000 coverage will be required prior to move in for the entire lease term. This coverage will remain in effect for your lease term and a certificate of insurance retained in our files.
Any false or incomplete information on the application will automatically disqualify you.
