Stainless steel hood that vents to the exterior to remove cooking smells, stainless steel Bosch dishwasher (super-quiet), refrigerator/freezer, stacked/unitized washer/dryer with gas powered dryer, and a microwave with stainless steel finish.
The house is fully conditioned with a Mitsubishi mini-split system for year round comfort.
Between the kitchen/living and Bedroom areas is a 12x20 screen porch with a door on one side that goes to the expansive front porch and front yard, the opposite side of the screen porch has another screen door that goes to the back yard and detached workshop/office and half-bath. The ceiling of the screen porch is finished with reclaimed barn wood and has two light fixtures and a ceiling fan to keep the breeze going on the hot summer days. When I lived here I kept a dining table on the screen porch to host outdoor dinners with groups of friends.
The living/kitchen and bedroom spaces have lots of overhead "attic" storage for boxes, luggage, etc.
The back yard features a large gravel patio as well as plenty of grassy area for pets and gardening. There's a large, leafy shade tree in the back as well.
The detached shop is fully air conditioned and heated. It has a large half bath with tiled floor. The shop has two glass doors to the exterior. The side door goes out onto a covered porch - you can't get enough shade in Texas! The front door faces the main house.

Utilities will remain in the landlords name and will be added to the monthly rent, copies of the bills will be provided each month. The house is equipped with google fiber internet, currently $105.00/month. Utilities including gas, electric, trash, sewer, and internet typically run $300-400/month. Solar panels reduce the electric bills.
Tenants are responsible for maintaining the lawn. There is currently a service that provides mowing which is billed to the tenant along with the other utilities. The current lawn service is $150/month which includes mowing twice a month with fewer cuts in the summer when grass is dormant.
