Description

This is a great home for anyone but is particularly well-suited for a couple, or an individual artist, maker, or musician who values a separate conditioned work space. Pets welcomed on a case-by-case basis.

It's a custom Dog-Trot home on a fenced 1/4 acre lot it has unique architectural details and spaces and a fenced back yard with a large shade tree on a quiet cul-de-sac street.

The gorgeous, sun filled home with screen porch, separated living and dining areas and a detached 400sf workshop or second bedroom with a half-bath. Solar panels reduce energy costs and high ceilings with exposed trusses make it easy to stay cool in the hottest months.

The front porch is deep and shady and spans the full 52' width of the house and provides plenty of space for chairs, plants and socializing in the shade.

Main house consists of a 13x20 master bedroom with a large walk in closet and full Elfa closet system with hanging, drawers, and lots of storage. There's also a full bathroom with a generous, glass enclosed shower with hand spray and shower head (both!) and custom sea-foam green glass tile. There's a sunny window high on the bathroom wall for the best combination of light and privacy.

The kitchen/living room side of the house has a 13x20 kitchen/living room with a 6x8 pantry that houses the refrigerator and stacked washer/dryer unit, there is also a wall of Elfa shelving for food, plates etc. The pantry space can be closed off with the custom sliding barn door.

The kitchen cabinets were custom built from long-leaf pine salvaged from the old Shiner brewery building. This side of the house also has a 6'x10' office space with Elfa shelving and a desk/worktop, it's a great home office or homework space - it has a door to close it off from the living space and also has its own large window.

Appliances include: gas range/oven with stainless steel finish. Stainless steel hood that vents to the exterior to remove cooking smells, stainless steel Bosch dishwasher (super-quiet), refrigerator/freezer, stacked/unitized washer/dryer with gas powered dryer, and a microwave with stainless steel finish.

The house is fully conditioned with a Mitsubishi mini-split system for year round comfort.

Between the kitchen/living and Bedroom areas is a 12x20 screen porch with a door on one side that goes to the expansive front porch and front yard, the opposite side of the screen porch has another screen door that goes to the back yard and detached workshop/office and half-bath. The ceiling of the screen porch is finished with reclaimed barn wood and has two light fixtures and a ceiling fan to keep the breeze going on the hot summer days. When I lived here I kept a dining table on the screen porch to host outdoor dinners with groups of friends.

The living/kitchen and bedroom spaces have lots of overhead "attic" storage for boxes, luggage, etc.

The back yard features a large gravel patio as well as plenty of grassy area for pets and gardening. There's a large, leafy shade tree in the back as well.

The detached shop is fully air conditioned and heated. It has a large half bath with tiled floor. The shop has two glass doors to the exterior. The side door goes out onto a covered porch - you can't get enough shade in Texas! The front door faces the main house.

That's 1,200 sf of conditoned space, 240sf of screened exterior space with a ceiling fan, and 450 sf of covered porch. Plus a huge yard and two off-street parking spaces.

Please don't go by the house on your own. I have tenants there, but I'd be happy to meet up with you and view it together.

Tenant pays all utilities including water, sewer, trash, electric, internet, and lawn care. Utilities will remain in the landlords name and will be added to the monthly rent, copies of the bills will be provided each month. The house is equipped with google fiber internet, currently $105.00/month. Utilities including gas, electric, trash, sewer, and internet typically run $300-400/month. Solar panels reduce the electric bills.

Tenants are responsible for maintaining the lawn. There is currently a service that provides mowing which is billed to the tenant along with the other utilities. The current lawn service is $150/month which includes mowing twice a month with fewer cuts in the summer when grass is dormant.

This is a no-smoking, no-vaping household. No exceptions.

Pets are permitted on a case by case basis but may require an additional security deposit along with proof of up-to-date legally required vaccinations.

Tenants will be required to provide proof of rental insurance. There will be a credit check for all applicants including employment, previous rental references, and a criminal background check.

SMOKING IS NOT PERMITTED ON THE PROPERTY AT ALL. NO EXCEPTIONS. NO FIRES, NO FIRE PITS, OR OPEN FLAMES OTHER THAN A MANUFACTURED BARBECUE GRILL.

The more aggressive ones have been shut down making the neighborhood a lot nicer and safer. APD is working very hard to close down the sneakier ones. TNeighborhood amenities include the Ruiz Library, Montopolis multi modal trail network and Roy Gurrero Park In the last 24 months according to Travis County Appraisal District assessments the value of a 5000 sq ft lot has almost doubled from $25, K to $45 K . This trend is expected to continue. The only real disadvantages is shopping and the neighborhood still has more crime than the average Austin neighborhood west of IH 35 though a very large portion of that crime is domestic violence/ dating violence/family violence. Largest draw back to development is a Neighborhood plan contact team that is dedicated to keeping non Hispanic families out of the neighborhood and yes the president of that contact team has publicly stated that as one of her goals. If a buyer wants to build what the land is already zoned for? The neighborhood plan contact team has very limited power. Members of the Montopolis Community Alliance welcome diversity in our Montopolis Community. We welcome families of all races and all incomes to move to this wonderful yet undiscovered jewel of a location. Some properties in the neighborhood have million dollar views of the Austin skyline and with those properties backed up to Roy Guerrero Park; nothing will ever be built to obstruct those views.
