Lease Duration: Month-to-Month Tenancy

Rent: [$1,200] due on the same calendar date each month (your "Monthly Due Date").

Example: If you move in on the 15th, your rent is due on the 15th of every following month.

Utilities: ALL INCLUDED (Electricity, Water, Gas, High-Speed WiFi, Trash).

Security Deposit: $1,200 due in full prior to move-in. This is fully refundable within 21 days of lease termination, subject to deduction for any damages beyond normal wear and tear, unpaid rent, or necessary cleaning.

Initial Payment: To move in, tenant must pay First Month's Prorated Rent (if applicable) + Security Deposit ($1,200). (See Pro-Ration Explanation below).

Smoking Policy: STRICTLY PROHIBITED. No smoking, vaping, or use of any recreational smoke (including marijuana) is allowed inside the suite or anywhere on the property.

Pet Policy: No pets are allowed. This includes visiting pets. Service animals, with proper documentation, are accommodated as required by law.

Tenant must promptly report any maintenance issues (e.g., leaks, electrical problems) to the Landlord.

Basic upkeep (replacing light bulbs, A/C filters) is the tenant's responsibility.

Landlord is responsible for repairs to the structure, appliances, and major systems.

Termination Notice: 30-Day Notice required from either party to terminate the tenancy. Written notice must align with the rental cycle (termination date must be a Monthly Due Date).

Lease Agreement: All terms will be formalized in a signed Month-to-Month Rental Agreement prior to move-in.
