Total move-in costs range from $9,600 to $10,350 depending on pet status. Renters insurance with a minimum of $100,000 in liability coverage is required prior to move-in.

Furnished Home & Equipment

The home is fully furnished and includes a Tonal smart fitness system and Peloton bike. Tonal and Peloton equipment subscriptions are the tenant's responsibility. A detailed inventory addendum documenting all furnishings, appliances, and equipment will be provided at move-in and must be signed by the tenant. Tenants are responsible for returning all items in the same condition, normal wear and tear excepted.

Wellness Amenities

The cold plunge, Jacuzzi, and sauna are available for tenant use. Use of all wellness amenities is at the tenant's own risk and must follow manufacturer guidelines. Pets are not permitted in the Jacuzzi, cold plunge, or sauna at any time.

Garage

The remodeled two-car garage with premium flooring and climate control is available for parking and personal storage. Commercial use and subletting of the garage as a workspace are not permitted.

General Rules

Subletting and short-term rentals including Airbnb and VRBO are strictly prohibited. No alterations, painting, or modifications to the property are permitted without prior written approval from the property manager. The property is non-smoking throughout, including all outdoor areas. Pets are considered on a case-by-case basis with prior written approval.

Early Termination

Tenants who need to terminate the lease early must provide 60 days written notice and pay a fee equal to one month's rent. The owner reserves the right to terminate the lease with 90 days notice in the event of an owner move-in, as permitted under California law.
