Ample storage with on-site laundry. Two miles from NYS Thruway. Open living space accommodates maximum of two occupants. One small pet ( 30 pounds) permitted with an additional $200 security deposit required.

Tenant pays their portion of utilities including electric, oil for heat, hot water, and municipal water/sewer. Cable/TV is optional and paid by tenant. . Landlord will provide internet, garbage/recycling, snow plowing and lawn maintenance. Care must be taken at all times to maintain heat at a minimum of fifty degrees or above to prevent frozen pipes and water damage. One small ( 30 pound) pet allowed. The pet must be spayed/neutered. Pet waste is to be removed regularly. Diligence regarding floors, yard waste, chewing habits, and separation anxiety is expected. There is an additional security deposit of $200 for a pet. Occupancy is limited to two tenants listed in lease. Zoning for number of cars determined as per village regulations. Standard renter insurance necessary. Payment via Zelle or Venmo accepted. Thorough credit/previous landlord/employment history required. Smoking of any kind is prohibited. Lease is a one year contract. Tenants shall keep the premises in a sanitary condition. Tenants will pay for repairs due to disrespect of property. Tenant will have all utility bills paid in full prior to vacating. Advance landlord consent for any overnight guest. Any misrepresentation or omission of tenant made to landlord in connection with the lease, including intent to share space, even on an occasional basis, with individuals not listed as tenants, will constitute default of the lease. Default also includes failure to pay any instalment of rent or any other amount hereunder on the date same is due. Default constitutes any failure to perform or comply with agreements or conditions of the lease. Tenant agrees to pay $2,300 month, payable on the first day of each month. Any payment more than three days beyond due date are subject to late charges in the amount of fifteen dollars per day. Rent will be paid electronically via Zelle, Chase Quick Pay, or Venmo. Only electronic fund transfer will be accepted as form of payment. Tenant will pay a security deposit in the amount of $2,300 to be held as security for the payment of rent and faithful performance by tenant of all obligations under the lease. Tenant may NOT apply the security deposit to the payment of rent. The failure to pay as stated will be deemed a breach of lease on tenants part. Unless caused by negligence of landlord, landlord will not be liable for any loss, damage, or theft of property of the tenant or others kept or stored in or about the premises. Tenants acknowledge it is their responsibility to insure their own personal possessions (i.e. standard renters insurance with liability). Tenants must obtain landlord's written consent to paint, wallpaper, install panelling, flooring, partitions, railings, or any other alterations. Tenants must not alter, rekey, or install any locks or security systems without landlord's prior consent. Tenant is entitled to quiet enjoyment of the premises. Tenant and guests will not use the premises in such a way as to violate any law or ordinance, including laws prohibiting the use, possession, or sale of illegal drugs; commit property damage, or cause a nuisance; or interfere with the quiet enjoyment and peace of, or annoy, dusturb, or inconvenience any other tenant or nearby neighbor. Smoking of any kind is prohibited inside the premises. The landlord shall not be responsible for loss or damage to property or injury to persons occurring in or about the demised premises by reason of existing or future condition defect, matter or thing in said demised premises or property of which the premises are a part, or the acts, omissions or negligence of other persons or tenants in and about said property. The tenant agrees to indemnify and save landlord harmless from all claims and liability for losses of or damage to property or injury to persons occurring in or about the demised premises. Amendments to the lease can be negotiated. This does not represent the entire lease agreement. A copy of the lease in its entirety will be presented to applicants.
