Tenant will be responsible for damages that are outside of normal wear and tear and what previous conditions were. Tenant and homeowner will conduct an inspection to determine condition of appliances, smoke detectors and home before move in date.
No smoking is allowed inside the residence.
It is a Tenants right to terminate lease for reasons of family violence or military deployment/ transfer.
Rental History:
1. No evictions or negative rental history
2. No outstanding money owed to a landlord or Property Management company
Employment History:
1. Twelve (12) months of current employment of six months in similar job.
2. Payment stubs from the last 3 months.
3. Self-employed person will need to show proof of income for a minimum of 12 months which include 1 year's tax return and previous three months bank statements. Additional information may be required.
Income Requirements:
1. Gross income (including co-applicants) shell be a MINIMUM of three (3) times the rent amount. Must be able to document all the income
2. Ability to pay all deposits and 1st month's rent in full, prior to 1st day of the lease.
Criminal Records:
Criminal convictions within the last seven (7) years may result in the denial of your application.
Identification Required
Each applicant 18 years of age and over should fill out an application will be required to produce a legal Photo ID
Other considerations:
1. Tenants are not allowed to make alterations to the property of any kind without expressed written consent. Request made in writing.
2. Landlord can inspect property with 24 hours' notice, if tenants fail to give access to landlord once (1 failed trip), landlord can enter property next time.
3. Inventory and condition report must be completed within 5 days of move-in.
4. Tenants must have references with names and working phone numbers.

1. Falsification and/or incomplete application(s)
2. Insufficient income by applicant (s)
3. Criminal conviction history of violent or sexual crimes by any applicant or occupant (including children)
4. Poor credit history of any applicant (previous bankruptcy may require additional security deposit)
5. Applicant's failure to pay utility bills
6. Poor rental history of any applicant or occupant, which may include but I not limited to: Eviction, reported drug use, poor housekeeping, poor supervision of applicant's children or applicant's guest/visitor or destructive behavior of any applicant, occupant or guest.
