Looking for Professionals and/or Serious Students that know how to take care of the house. Tenant also needs to be able to efficiently clean up after themselves and guest(s) who use the kitchen, common bathroom and/or any common areas-no exceptions.

This is a great home for entertaining, and having friends over for social events is encouraged (backyard BBQ's, tv / sporting event/parties, game night, social drinking, etc). However, if you are looking for a party house, or a place to do heavy drinking and/or illegal drugs, or a place to have your friends couch surf, please keep looking, THIS IS NOT A PARTY HOUSE! And NOT 420 friendly.

These are the house amenities/property privileges and shared common areas for those who know how to pick up after themselves:

You would be renting a bedroom in a 4 bed, 3 bath, newly remodeled home with shared house privileges. Please be, financially responsible, employed or a serious student, (NO DRAMA). In addition be respectful of others, clean, and responsible for of picking up after yourself, especially in all shared common areas.

Credit Check or Current Credit Report will be required per Landlord request

1 mile to the Camp and Lab districts on Bristol st (restaurants, shopping, wine bar and 2 breweries)
1 mile to South Coast Plaza (shopping, movie theater, restaurants, and more)
4 miles to Triangle square (restaurants, pubs, nightlife
2.5 miles to Tewinkle Park (tennis courts, skate park, duck pond)
2.5 miles to OCC, Orange Coast College
4 miles to UCI
Minutes to Irvine, Newport Beach, Huntington Beach, Santa Ana, Anaheim, Fountain Valley, El Toro, Tustin and Orange.
Close to many freeways 73, 55, 405, and I-5

You would be on a month to month private contract for the room. NEVER responsible for additional rent or utilities if someone moves, you are only responsible YOUR portion of the rent and utilities at all times for your bedroom. The only penalty is if you leave before 6 months is $350.00. I do this to discourage people that are looking for a room short term, this is NOT an air B & B environment.
Utilities and house services are a flat $148 per month per room. This includes wireless internet, water, gas, electricity, housekeeping service and gardener.
Each roommate contributes $15 CASH each month to the community house fund. This fund covers many things that are needed for the house on a daily basis like, toilet paper, paper towels, laundry soap, dish soap, light bulbs, propane for the BBQ, cleaning products, foil, plastic storage bags, garbage bags, etc. This cash system works very well so that one person is not constantly paying for these items.
Not a party house, no smoking/vaping, no pets, be respectful of the other roommates.
Rental agreement will be available for review as part of the application process.
