Utilities: Tenant is responsible for all utilities, including electricity, gas, water, sewer, garbage, internet/cable, and landscaping maintenance.
Property Maintenance: Tenant agrees to keep the home clean, well-maintained, and in good condition throughout the lease.
Damages: Any damage to the property beyond normal wear and tear, including damage caused by negligence or misuse by the tenant, occupants, or guests, is the tenant's responsibility and may be deducted from the security deposit. The tenant is responsible for repair costs that exceed the amount of the security deposit.
Alterations: No alterations, painting, installations, or modifications to the property are allowed without the landlord's prior written approval.
Pets: No pets are permitted unless approved by the landlord. If approved, a pet deposit and/or additional pet rent may be required.
Smoking: No smoking or vaping of any kind is permitted inside the home, garage, or anywhere on the property.
