**Pet Policy

Pets are permitted on the property with a refundable pet deposit of $50 per pet. This deposit will be returned at the end of the tenancy, provided there is no pet-related damage to the property. Emotional support or therapy animals are exempt from the pet deposit requirement upon submission of appropriate documentation to the landlord.

**Late Payment Policy

Timely rent payments are expected. A late fee of $100 per day will be charged for payments made more than five(5) days past the due date. If rent remains unpaid for more than one week, a 30-day notice to vacate will be issued.

**Lease Renewal & Notice to Vacate

Tenants must provide a **30-day written notice** prior to the lease renewal date if they intend to vacate the property. Lease renewal occurs annually, and tenants have the option to renew the lease for an additional year if they wish to continue residing at the property.

**Application Requirements

As a privately managed property, all applicants are subject to background and credit checks upon submission of the rental application.

**Rent & Security Deposit

Rent is due on the lease signing date.
- **Key Handover
Keys will be provided on the day the lease is signed.
- **Security Deposit
A refundable deposit equal to one month's rent ($2,800) is required. The full amount will be returned at move-out, provided the property is left clean and undamaged. The same applies to the pet deposit.

**Tenant Responsibilities

Tenants are responsible for:
- Landscaping and lawn maintenance
- Snow removal
- Rental insurance
- Internet and all utilities, including trash, gas, heat, and electricity

**Note
Water and sewage are provided via a well system at no cost. Waters main source comes from a well. The well septic tank was replaced in 2024. Any damage caused to the property must be repaired by the tenant. If not addressed, repair costs will be deducted from the security deposit.

**Landlord Responsibilities

The landlord is responsible for:
- Driveway maintenance
- Plumbing and water system repairs
- Roofing issues
- Garage maintenance
- Property insurance

**General Rules

- Subleasing or renting out the property is strictly prohibited.
- Locks may not be changed without landlord consent. Any duplication of keys must be disclosed to the landlord.
- Guests staying longer than seven (7) consecutive days must be reported to the landlord.
- The landlord may access the property with prior notice and tenant awareness.
