Any detection of smoke residue, odor, or damage will result in immediate lease violation fines and full deduction from the security deposit for professional remediation, deep cleaning, and ozone treatment.
No pets or animals of any kind (including mammals, birds, reptiles, fish, or insects) shall be kept, harbled, or permitted on the premises at any time, whether on a permanent or temporary basis. This restriction applies strictly to all guests, visitors, or 'pet-sitting' arrangements. Any unauthorized animal found on the premises will be considered a material breach of the lease agreement, subject to immediate removal of the animal, a $500 unauthorized pet fee, and potential eviction proceedings.
Tenant shall be solely responsible for the setup, maintenance, and timely payment of all utilities and services connected to the premises. This includes, but is not limited to, electricity, water, sewer, trash collection, internet, and cable/satellite TV services.
