The remaining balance of the security deposit is fully refundable. The security deposit shall not be used by the Tenant to cover the last month's rent.

Compliance & Maintenance: The Tenant shall comply with all obligations imposed upon tenants by applicable provisions of building, housing, and health codes; maintain the House in good condition throughout the entire term of this agreement; and shall neither cause nor permit any abuse or neglect of the facilities therein.

Assignment & Subletting: Tenant agrees not to assign this agreement or sublet the premises, or any part thereof, without first obtaining the express written consent of the Landlord.

Minor Maintenance & Repairs: Tenant shall be responsible for routine maintenance and minor repairs, including but not limited to replacing light bulbs, unstopping minor drain clogs, and basic upkeep.

Early Termination: An early termination fee equal to 2 months' rent ($10,400) or the remaining rent due for the rest of the lease term (whichever is less) shall apply if the Tenant terminates the lease prior to the expiration date.

Landlord Entry & Inspection: In addition to all rights provided under California law, the Landlord shall have the right to enter the House at all reasonable times to inspect the premises, show the property to prospective tenants or purchasers, make necessary or agreed-upon repairs or alterations, or remove unauthorized fixtures or alterations. The Landlord shall provide reasonable advance notice (at least 24 hours) prior to entry, except in cases of emergency.

Renter's Insurance & Liability: Tenant acknowledges that Landlord's insurance policy does not cover personal property damage or loss caused by fire, theft, rain, water leaks, acts of God, or actions of third parties. Landlord shall not be held liable for any such personal losses. Tenant is strongly advised to obtain a Renter's Insurance policy to protect personal belongings.

Alterations & Improvements: Tenant shall make no alterations, additions, or improvements to the House (including painting, staining, or driving nails or screws into woodwork, walls, floors, or furnishings beyond standard picture-hanging hardware) without first obtaining the express written consent of the Landlord.

Pet Deposit: Tenant shall pay a refundable Pet Deposit of $500 prior to move-in. If any damage to the property is caused by the pet, repair costs will be deducted from this deposit (or the general security deposit if repairs exceed $500). The remaining balance will be refunded at the end of the lease.

Water Softener Maintenance: Tenant agrees not to disconnect the water softener system and shall regularly replenish it with the required salt as needed during the tenancy.

Residential Use, Conduct, & Non-Smoking Policy: In consideration of the rent payments and covenants herein, Landlord rents the House to Tenant strictly for residential purposes. Tenant shall not use or permit the House to be used in any manner that unreasonably interferes with neighboring properties or other residents. Tenant shall not use the House for any illegal or improper purpose and shall comply with all applicable Zoning Ordinances, Protective Covenants, and Deed Restrictions. Tenant agrees to maintain the yard in good condition.

The House is strictly a non-smoking environment. No smoking or vaping of any substance is permitted anywhere inside or on the exterior premises of the property. Failure to abide by the terms of this paragraph shall constitute a material breach of this agreement and may result in eviction proceedings as permitted by law, along with liability for all damages, cleanup costs, and unpaid rent.
