It is very clean, freshly painted inside and new carpet within the past year. Amenities include a microwave, dishwasher, garbage disposal, Central Heat/Air, and large private fenced yard with patio. There is a two-car garage with remote opener, work bench and storage and washer/dryer hook-ups. Sorry this is a NONSMOKING property in or out and NO PETS. Sorry this property is NOT SECTION 8 or housing assistance unit. Choosing your new property manager is just as important as choosing the right home. We are members of the California Apartment Association and endorse and support Fair Housing Laws. We have owned and managed our rentals for over 20 years and we provide excellent and responsive customer service to our residents. Rent is $1,795 per month. Security deposit required prior to move in is $1,900. Owner pays water, sewer, garbage and gardener. Rental criteria includes (must meet all three): 1. Verifiable gross monthly income of at least three times (3x) the monthly rental amount ($5385) and employment verification and history for two years.
2. Two years of verifiable and favorable rental references from previous and current rental owners/managers (no evictions).
3. Acceptable verifiable good credit history (Using a FICO Score over 650 as basis for good*). If the applicant's credit score is 550 to 649, they can still be accepted with conditions. We would require an increased security deposit of $1,650 and longer favorable/verifiable rental history. A $25 application processing fee will be collected per adult applicant, Rent must normally start within 2 weeks from the approval of your application. Showing by appointment only.     "If you are near MSJ Hospital it is a nice area. There are dirty, lower grade parts up near El Camino Ave on Fair Oaks. After that it is nice again all along California Ave. Big Houses. River Spots. Lots of options for schools and stores. :)"
