The last sale price, in 2017, does not reflect the market value of this property, as you can easily determine from the property tax valuation record for Watauga County, NC. I purchased the property from someone my family and I had known for decades as an inside deal between friends. The price agreed upon reflects two departures from the normal market process. First, she was selling for reasons of poor health, after her previous prospective buyer backed out of the deal. Second, there was an ambiguity regarding the transferability of water rights from a spring on my parents' property to a subsequent owner as well as a lack of a full, formal, right of way to the property across ours. Selling to me at a below-market price simplified both of those issues, and they are now moot, since same owner now owns surrounding property and this property in question. More reliable indicators are the tax value and willingness of a private insurance company to insure the house for twice what you value the house and lot. I, one again, as I have for years, request that if you cannot report a more accurate value, I'd like you to purge this property from your records and not provide ANY information about it to others. I need a response from you. If you cannot fix this, you will be hearing from the North Carolina Consumer Protection Divison of the Attorney General. Why don't you use your head and make this both simple and correct, please.
