- Self-employed applicants may be required to provide additional documentation.
- Applicants must demonstrate an ability to pay the rent, deposits, and other lawful charges due under the lease.

3. Credit History
Your application may be denied, or additional lawful conditions may be required, based on credit-related factors such as:

- unpaid landlord debt or housing-related collections;
- unpaid utility collections;
- excessive delinquent accounts;
- active bankruptcy or recent bankruptcy history;
- judgments related to unpaid debt or possession of rental property;
- insufficient credit history; or
- other credit factors showing an unacceptable risk of nonpayment.

4. Rental History
Your application may be denied based on prior rental history, including:
- prior eviction filings or eviction judgments;
- unpaid rent, damages, or lease balances owed to a current or former landlord;
- repeated late payment history;
- material lease violations;
- disturbance complaints, property damage, or poor housekeeping creating health or safety concerns;
- misrepresentation to a prior landlord; or
- inability to verify prior rental history.

5. Criminal History
A criminal background review may be conducted as permitted by law. An application may be denied based on criminal history that reasonably indicates a risk to persons, property, or the peaceful enjoyment of the premises, subject to applicable fair housing laws and case-by-case review where appropriate.

Factors that may be considered include:

- the nature and severity of the offense;
- how long ago the conduct occurred;
- whether there is a pattern of repeated conduct;
- whether the conduct involved violence, property damage, fraud, theft, drug manufacturing/distribution, weapons, or threats to health and safety; and
- any other relevant circumstances allowed by law.

Arrests not resulting in conviction may not be treated the same as convictions, and all screening will be handled in a manner intended to comply with applicable law.

6. Accuracy and Completeness of Information

Your application may be denied if:
- any information is false, misleading, or omitted;
- requested information or documents are not provided;
- identity cannot be verified;
- employment, income, or rental history cannot be reasonably verified; or
- application information is inconsistent and not satisfactorily explained.

7. Occupancy / Pets / Smoking / Other Policy Requirements
Approval is also subject to compliance with the property's lawful policies, including, if applicable: occupancy limits; pet policies and required pet information; smoking policies; utility responsibilities; insurance requirements; and any HOA, condo, or community rules applicable to the property.
