This home has an outstanding and very efficient Honeywell HVAC unit that is seriously above & beyond the needs of a house this size, and we have never been hot in the summer or cold in the winter since this unit was installed. We purposefully purchased a unit with a very high SEER level, and the unit is working amazingly for us, with no issues whatsoever. For buyers who may want to expand the property, this unit could well be very capable of covering the expanded square footage.

> Roof Functioning Great:
The roof seems to be in great working order, and we have not seen any evidence whatsoever of any problems or leaks throughout the entire monsoon season and all recent rains.

> Appliances Included:
All appliances are included, including a washer & dryer that both work well, a newer refrigerator/freezer that works great, a dishwasher that works well, and the sink disposal also works well. The only exception is the stove/oven, it would need replaced (only one burner works currently). For the outside area, a working lawn mower is also included. (As of our last usage, everything was working as described.)
