Description

Move right in to this lovely, center-Slope limestone. Designed by prolific Brooklyn architect Axel Hedman, and constructed in 1910, the house is full of Renaissance Revival details. A short list includes parquet floors, quarter-sawn oak panelling, a center staircase of mahogany, classical columns, and original glass and iron doors. It is one of a long row of limestones on the block, each of which has a deep front garden.



The renovations to the house have occurred over the years. Most striking is the parlor floor, which has been opened up from the front door, through to the rear deck. In 2016 the kitchen was torn out to the studs and re-constructed to open it to the rest of the floor. Calacatta marble counter tops, custom cabinets, a Sub-Zero fridge, double electric ovens, and a Wolfe cooktop are the basics; extras include a radiant heat floor, double glass doors to the deck, and a split system which delivers air conditioning in 2 zones to the parlor floor. The parlor floor offers 2 sitting rooms (one with a gas fireplace) and a formal dining room.



On the floor above the parlor there are 2 large bedrooms and a full bath. The rear bedroom is being used as a den, but has a large closet and stained glass enclosed sink area. The front bedroom has a bay window, its own stained glass enclosed sink, and large closet. Both rooms have lovely parquet floors and all the original doors and cabinetry. The full bath has a glass enclosed walk-in shower and limestone floor.



On the top floor there are 2 equal sized bedrooms in the rear, one small den, a full bath, and a large bedroom in the front. This floor has been renovated to eliminate the tiny maid's room, allowing the house to offer 5 full bedrooms on 2 floors. There are 3 skylights and a closet giving access to the roof.



The English basement has been renovated to provide additional useful space. It has a polished concrete floor, built-in closets for storage, an extensive gym area, a rec room/tv area, a full bath, and a working sauna. The mechanicals of the house are consolidated into the rear extension where there is also a full laundry set-up.



The gas fired boiler provides circulating hot water heat to 3 zones - the main house, the kitchen, and the basement. The roof was replaced in approximately 2010 and the windows have all been replaced. In the front of the house, the windows are landmark-approved custom double-paned wood. All the electric service and internal wiring has been replaced and most of the plumbing is updated.



Third Street is a coveted Park Slope location with wide sidewalks and a very neighborly ambiance. 540 3rd is 1.5 blocks from Prospect Park, equidistant between the 2/3 train and the F train, and zoned for P.S. 321. With its canopy of mature trees, it is the quintessential Park Slope home.
