LONG TERM lease preferred; At the time an applicant is provided with a rental application, the landlord shall make available to the applicant printed notice of the landlord's tenant selection criteria and the grounds for which the rental application may be denied, including the applicant's:
1- criminal history
2- previous rental history
3- current income
Rent is due on the 1st of every month, late fee of $50 daily will be applied after the 3rd until rent is paid in full.

The premises shall be used and occupied solely by tenant. There will be $150 per month for each additional person who lives in the property.
There will be no sub-letting in the property by tenant.
Tenant shall make no alterations to the home or improvements on the premises only if authorized by Rufino Alarcon.
Tenant will keep the landscape clean for tenant's enjoyment.
Tenants will, at its sole expense, keep and maintain the premises and appurtenant in good and sanitary conditions.

Landlord is responsible for major repairs and maintenances in excess $600 and repairs that are needed to keep tenant and their family safe, tenant will be responsible for minor repairs and maintenance for $600 and less.
Landlord shall have access to inspect property for conditions.
Animals only outdoor dogs with daily cleanup of dogs feces.
