1. Windows, Doors, and Weather Protection
1.1 Obstruction Prohibited. Tenants shall not obstruct, block, or cover any windows or doors.
1.2 Inclement Weather. Tenants shall not leave any windows or doors open during rain, snow, high winds, storms, or any other inclement weather.
1.3 Additional Locks. No additional locks, hooks, latches, or security devices may be installed on any door or window without the Landlord's prior written consent.

2. Property Inspections
2.1 Routine Inspections. Landlord may conduct a walkthrough inspection of the property, including individual rental units, once every three (3) months with proper notice as required by state law.

3. Legal Fees and Court Costs
3.1 Legal Actions. In any legal action initiated by Tenant against Landlord, Tenant shall be responsible for Landlord's related costs, including but not limited to attorney's fees and court fees, to the extent permitted by applicable law.

4. Rent and Late Fees
4.1 Due Date. Rent is due on the first (1st) day of each month.
4.2 Grace Period. Rent paid from the 1st through the 4th of the month will not incur any penalty.
4.3 Late Fee. Beginning on the 5th day of the month, a late fee of five dollars ($5.00) per day shall be charged until rent is paid in full.

5. Pets and Smoking
5.1 Pets. No pets are permitted on the premises.
5.2 Smoking. Smoking is strictly prohibited inside the premises.

6. Guests and Occupancy
6.1 Overnight Guests. Tenants may not host overnight guests for more than five (5) consecutive days without Landlord's written consent.
6.2 Unauthorized Occupants. No person not listed on this Lease may reside on the property.
6.3 Additional Occupant Fee. If violated, Tenant shall pay an additional fee of one hundred dollars ($100) per unauthorized occupant per month, due with the monthly rent.

7. Trash and Waste Disposal
7.1 Trash Storage. No garbage, refuse, or waste may be left on the front or back porch or on sidewalks.
7.2 Proper Use of Bins. Tenants must use the provided trash and recycling bins properly and sort waste as instructed.

8. Quiet Hours
8.1 Quiet Hours. Quiet hours shall be observed as follows:
Monday Friday: 11:00 p.m. to 6:00 a.m.
Saturday Sunday: 12:00 a.m. to 6:00 a.m.

9. Violations and Enforcement
9.1 Consequences. Violations of any of the above rules may result in warnings, fines, or eviction, subject to applicable law.

10. Renters Insurance
10.1 Recommendation. Landlord strongly recommends that all tenants maintain renters insurance for personal property and liability protection.
