Lease Terms & House Rules

Tenant is responsible for all utilities unless otherwise stated in the lease, including electricity, gas, water, sewer, garbage, internet, and any other services used during the tenancy. Rent is due on the 1st of each month. Security deposit and first month's rent are due prior to move-in.

No smoking, vaping, or drug use is allowed inside the home or on the property. Pets may be considered on a case-by-case basis with owner approval, additional pet deposit, and/or monthly pet rent. Tenant is responsible for any damage caused by pets.

Parking is limited to designated driveway, garage, or street parking where permitted. Tenant must comply with all city parking rules and may not store inoperable vehicles, trailers, or commercial vehicles on the property without written approval.

Tenant is responsible for maintaining the home in clean and sanitary condition, promptly reporting repairs or maintenance issues, replacing light bulbs and batteries as needed, and taking reasonable care of the property. Yard care and landscaping responsibilities will be outlined in the lease.

No unauthorized occupants, subleasing, or short-term rentals, including Airbnb or similar platforms, are permitted without written landlord approval. Tenant must not disturb neighbors and must comply with all local noise ordinances.

All applicants must complete a rental application and screening process. Lease terms, deposits, pet policies, and move-in requirements are subject to final written lease agreement and owner approval.
