UTILITIES: Tenant shall pay for all services and utilities supplied to the premises. Upon your check-in verify that there is no evidence of pet odor. Upon your move-out if there is evidence of pet odor after commercial cleaning, the carpet and or other property that contains the pet odor will be replaced at your expense. MAINTENANCE OF PREMISES: a. Tenant agrees to mow and water the grass and lawn, and keep the grass, lawn, and shrubbery thereon in good order and condition, and Tenant agrees to water flowers and shrubs planted by Tenant and keep the sidewalk surrounding said premises free and clear of all obstructions. b. Tenant agrees to replace in a neat and workmanlike manner all glass and doors broken or damaged during occupancy thereof. c. Tenant agrees to use due precaution against freezing of water or waste pipes and stoppage of same in and about said premises and that in case water or waste pipes are frozen or become clogged by reason of neglect of Tenant, is to repair the same at Tenant's own expense as well as all damage caused thereby. d. Tenant agrees to regularly change furnace and/or air conditioning filter(s) to maintain proper operating condition of the heating and air conditioning system; and that in the case of furnace / air conditioning breakdown by reason of neglect of Tenant, is to repair the same at Tenant's own expense as well as all damage caused thereby. e. Tenant agrees to regularly clean refrigerator/freezer to maintain proper operating condition of the refrigeration system; and that in the case of breakdown by reason of neglect of Tenant, is to repair the same at Tenant's own expense as well as all damage caused thereby. CONCRETE CARE: The Tenant agrees to not destroy concrete by spreading a salt "ice melt", oil, or any other chemicals in any way. The Tenant agrees to if for any reason concrete is destroyed by actions of Tenant, damage is to be repaired by Landlord at Tenant's own expense as well as all damage caused thereby.
