This spacious layout is located in the heart of the historic South Park district of Dayton and provides three bedrooms with one king bed and two queen beds. It is a 4-minute drive from the University of Dayton and Miami Valley Hospital and a 3-minute drive to Downtown and the Oregon District.
Relax in comfort and style in the cozy living room, which has plenty of space to sit and enjoy one of the many books peppered throughout the house.
Enjoy prepping meals with this fully stocked and large kitchen! The large dining room is perfect for enjoying your meals or coffees.
The bathroom has been fully remodeled while preserving the original floor tile and is conveniently located in the center of the house.
Each bedroom comes with a ROKU TV, box fan, extra pillows, and laundry hamper.
The house is FULLY FURNISHED and owner pays for electricity, gas, water, trash and Wifi. I provide a starter set of supplies such as toilet paper, paper towels, trash bags, dishwasher + laundry pods for your stay.
No dogs over 75 lbs. allowed and no more than two dogs allowed at one time.
NO SMOKING policy is strictly enforced. If there is any tobacco smell in the property after your departure, you will be charged a cleaning fee. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning.
NO PARTIES, EVENTS OR LARGE GATHERINGS.

Please keep LAUNDRY ROOM door closed at all times!
Owner's closet, attic, and basement doors are NOT to be accessed by guests. Any tampering or removal of locks will result in may lead to termination of rental agreement with no refund provided and/or additional fees to replace missing items.
Quiet hours are from 11:00 PM - 7:00 AM. Non-compliance of this policy could lead to immediate termination of the rental agreement with no refund provided.
The number of people present at the Property may not exceed the maximum posted occupancy. If, during the rental period, any law or ordinance is violated, any drug use occurs in or near the property, or the property is used for any immoral purpose, occupancy will be immediately terminated without refund.
Please be respectful of bed sheets and towels (normal wear & tear is expected). Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please use makeup towel
provided. Unsalvageable linens/bath towels will incur a fee of $25/each. PLEASE DO NOT USE TOWELS PROVIDED IN THE UNIT FOR OTHER USE OUTSIDE OF THE UNIT.
NOTE: Your safety matters. This property features 1 exterior security camera located at the entryway facing outward. It does not look into any interior spaces. The camera records video and sound when activated by motion. It will record when it first senses motion and 30 seconds after the last motion is detected.
LOST AND FOUND ITEMS: I charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, I ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.
I will not be held liable for any damage or injury to any persons caused by amenities provided to guests.

"South Park Historic District is one of the largest National Register historic neighborhoods in Ohio. Renovation stalled out after the 2007/2008 mortgage crisis, but renovations and sales are picking up. The neighborhood association is very active and involved in social and improvement projects. It's extremely convenient to downtown, UD, Miami Valley Hospital, Carillon Park, the Dayton Art Institute, routes 75 and 35 and the main post office. Recent development along the Brown Street corridor has attracted a huge variety of upscale quick-service restaurants and mid-range eateries. The neighborhood is definitely friendly and welcoming."

"This is an area that is increasingly popular with young professionals and couples with young children; it attracts singles and retirees; homes are available for fixup or already refurbished. Most homes are at least 100 years old. There is entertainment within walking distance and there are neighborhood coffee houses and taverns. It is very close to the university and downtown and entertainment districts. "

"I would like to see empty houses fixed up or torn down and lots mowed. Schools have long been an issue, but there is quality education available. Dayton as a whole is slowly rebounding and is a good place to live, especially for those on a budget. "
