First floor entryway: screened-in, furnished porch shared with first floor duplex neighbors.
Basement: Free laundry and storage shared.

Garage/driveway: bike space in garage, three total off-street spaces, street parking generally available.
Yard: Option of growing food and other gardening (tools available). Native plant raingarden in front.

You: Enviro friendly, active/biking/outdoorsy, vaccinated, no smoking of anything, mostly no alcohol, like to keep common areas clean/neat and recycle/compost.
Me: (55+ female homeowner/parent/longtime enviro leader/volunteer in area/nondrinker), staying on third floor occasionally, and sharing common areas on second floor. Away most of the time with family in NYC/New England

Neighborhood: creative; nature/bike/people friendly, near Mississippi River nature and trails, short walk under 1 mi. to Stone Arch Bridge/downtown/U of M, nearby cafes, markets, I35W access.

Two bedrooms are together $1,600, and available separately, at $850 for larger and $750 for smaller bedroom. I prefer to have one lease for the two rooms.

Option available for you to be paid for seasonal yard care: mow, rake and shovel.
Duplex; the first floor is occupied, and this home is on the second floor of a three story home. I stay on the third floor when I am home, only occasionally.
Off-street parking spaces shared with duplex neighbors, with at least 3 total spaces and one guaranteed for this rental.
Quiet times after 9 on weekdays, 10 on weekends.
