1. Lease Term Options and Security Deposit

Tenant may select one of the following lease terms:

12 Month Lease: Security deposit equal to one (1) full month's rent, due at lease signing.

6 Month Lease: Security deposit equal to one and one-half (1.5) months' rent, due at lease signing.

1 Month Lease: Security deposit equal to one and one-half (1.5) months' rent, due at lease signing.

All required deposits and initial rent payments must be paid in full at the time of lease execution. Possession of the property shall not be granted until all required funds have been received and cleared.

2. Utilities

Tenant shall be solely responsible for establishing, maintaining, and paying all utility services associated with the property during the lease term. This includes, but is not limited to:

Electricity

Water and sewer

Gas (if applicable)

Internet and cable

All utility accounts must be transferred into Tenant's name effective on or before the lease commencement date.

3. Pet Deposit

A refundable pet deposit of $300.00 per pet is required, if applicable. Refund eligibility is subject to inspection and confirmation that no pet-related damage has occurred.

4. Damages

Tenant shall be responsible for any damage to the property beyond normal wear and tear occurring during the lease term. Repair or replacement costs may be deducted from the security deposit. If damages exceed the deposit amount, Tenant agrees to pay the remaining balance upon written demand from Landlord.

5. Payments and Early Termination

All rental payments are non-refundable once paid.

Requests for early termination must be submitted in writing and are subject to Landlord approval at Landlord's sole discretion. Approval, if granted, must be in writing and may include additional fees or conditions.

6. Property Inspections

Landlord reserves the right to conduct one (1) walkthrough inspection per month with reasonable prior notice to ensure the property is being properly maintained and kept in good condition.

7. Exterior Maintenance

Tenant shall be responsible for maintaining the exterior grounds of the property in a clean and orderly condition, including lawn care, landscaping maintenance, and general upkeep, unless otherwise agreed in writing.
