We welcome pets!

Great neighborhood -- walk to the zoo, parks, library, bookstore, coffee shops, restaurants, grocery store, and more. Greenlake is 2 blocks away. Good bus access, very walkable/bikeable, and easy parking on street and in driveway.

Rent is $4450 plus utilities. First, last, deposit (4K), and fee (450.00). Payment can be prorated. Available July 1st. 12 month or more lease required. Pets are welcome - a separate pet deposit required.

Prospective Tenant Screening Criteria and Requirements Disclosure
Application is considered complete and will be time-stamped when it includes all verified information and steps requested in this list.

General Requirements
Appointment with the landlord in person or electronically prior to applying.
Applicant must be on time to viewing appointment or reschedule with a timely call.
Completed online application and screening forms by all prospective tenants 18 and above. Applications will not be complete until all aged 18+ group members' applications are received in full.
Application should have no material misstatements or omissions.
Government issued ID for all applicants over age 18.
Other information provided by the applicant (like anticipated length of tenancy, tenancy start date) will be considered. Any offers or proposals an applicant chooses to make (like extended lease term, additional rent or deposit, qualified guarantors or co-signers) will be considered.
Portable screening reports (previous tenant screening reports) will not be accepted.
An "intent to rent" and sample lease will be sent by email if the application is approved. The applicants have 48 hours to accept and sign the intent to rent, view the sample lease, and pay an amount equal to one month's rent (credited upon signing of the lease). Not completing these steps can result in denial of application.

Credit Requirements (via third-party credit report)
Credit score of 700+ by each applicant.
No evictions or unlawful detainer history.
No late housing or rent payments.
No rental related collections.
Portable screening reports (previous tenant screening reports) will not be accepted.
Student and medical debt are excluded.

Income Requirements
Verifiable income that is at least 3 times the gross rental amount.
You must upload proof of income to rental ratio of at least 3:1 in the online application.
Examples of proof of income include recent paystubs from verifiable employer (2 most recent); bank statement showing salary direct deposit; previous year's tax return copies and 3 most recent bank statements (for self-employed or retired applicants); offer letter from prospective employer; proof of regular investment earnings, social security, section 8 voucher, or other form of governmental rental supplement; and/or any additional sources of income that applicant wishes to disclose for us to consider.

Criminal History
Tenant will be screened using sex offender registry and can be excluded based on a legitimate business reason as defined by code listed below.
Required Notice: "The landlord is prohibited from requiring disclosure, asking about, rejecting an applicant, or taking an adverse action based on any arrest record, conviction record, or criminal history, except for registry information as described in subsections 14.09.025.A.3, 14.09.025.A.4, and 14.09.025.A.5, and subject to the exclusions and legal requirements in Section 14.09.115."

Rental References
Two positive landlord references (for example, no damage other than normal wear, timely payments, no documented rule violations, timely notification of intent to vacate and compliance) from within the last 3 years.
Must include valid phone number and email address.
We may deny the application and move to the next one if the landlord doesn't respond within 48 hours.
If the applicant owns/owned a home and does not have a landlord then proof of mortgage payments will be required.
If the applicant cannot provide landlord references then a guarantor may be required.
The application auto sends an email to landlord, but completion of your application can be delayed by your landlord's slow response. You can request that your previous landlord email me directly with a reference.

We operate according to the Seattle First in Time law with all of the above required for consideration of a complete application. We cannot screen applicants for criminal history but registration as a sex offender may be grounds for denial.

The applicant has the right to request more time to complete the application due to disability or need for language assistance. The landlord is required to give reasonable accommodation.
