HVAC filters: Replace air filters regularly, such as every 1 3 months, depending on the system/filter.
Minor maintenance: Replace light bulbs, smoke-detector batteries if applicable, and other ordinary consumables.
Pest prevention: Keep food/trash properly contained and maintain reasonable cleanliness to prevent pest issues. Landlord would generally remain responsible for structural or pre-existing pest problems.
Plumbing: Avoid flushing inappropriate items or causing damage through misuse.
Appliances: Use appliances appropriately and report malfunctioning appliances rather than attempting major repairs.
Damage: Pay for damage caused by the tenant, occupants, or guests beyond normal wear and tear.
Pets: Follow all pet requirements, including cleaning up after pets and preventing damage to the fenced yard.
Parking: Follow any neighborhood or property parking restrictions.
Reporting problems: Promptly notify the landlord of leaks, water damage, HVAC problems, electrical issues, broken windows, fence damage, or other maintenance concerns.
