For all other counties (apart from Cook County) the Security Deposit payment will be required upfront and prior to move-in. If you have a voucher: please verify if the voucher is applicable for the property, we will consider the amount of bedrooms, amount of rent, deductions for utilities and zip code to determine applicability. All Voucher holders must have moving packet in hand, approved voucher for the specific county and first month rent (this will be applied toward tenant portion or credited at end of lease if the tenant has no portion). Background report submitted via Zillow app will not be viewed until credit is reviewed and approved as part of a two step process. It is the applicants responsibility to double check they have submitted the required documents for processing. Please have tenant contact lease underwriting for updates, not listing agent. TENANT SELECTION CRITERIA: - Owner will consider credit history and scores . Evictions, multiple or recent bankruptcies(from the past year or current year), utility collections, repos, auto repossessions - will NOT be accepted and they will result in an immediate decline. Income (must be documented three times monthly rent), Employment history, rental history, and references. All applicants must upload with application 3 months' pay stubs. When multiple applications are received, soonest available move in date and length of lease term will also be considered factors when choosing applicants. Owner reserves right to request proof of last 6 rental payments for rental ref verification. Once approved, all the lease documents and 1st months' rent payment will need to be made and complete for us to take the property off the market, otherwise we'll keep considering the next applicants in line. Morris has the mix of both and seems to be a great place to raise your kids. Morris has some fun events, okay schooling, history, great children sports, not too far from Chicago and Joliet, and clean. "
