The beautiful owner's residence is finely built with six large bedrooms and baths, together with offices and conference rooms, large kitchen and dining/living area and a grand game/media room. A total of approximately 10,000 sq. ft., the building is now used for visitors and overnight stays by company management. Office operations are managed from this building and it could possibly be repurposed as a clubhouse, bed and breakfast or any number of hospitality options.
There is a machine shop for the vineyard operations with three bays and a heavy-duty hydraulic lift. The shop is serviced by 480v 3-phase power and natural gas. There are several smaller homes on the property being utilized by the General Manager and his family .
The property has 4.5 miles of paved roads internally, accessing all of the primary buildings. There are an additional 3 miles of non-paved vineyard access roads. Electric service within the property includes 480V 3-phase power to the shop and the operational wells throughout the property. Some of the smaller run-in sheds have just single-phase power. The large buildings have 3-phase power, water and septic.
There are a total of nine permitted septic systems on the Windfall property designed to serve the individual needs of each of the main buildings and incumbent housing.
The property currently has four operating wells, and three drilled/bored/cased wells with a total capacity of over 7,000 Gallons Per Minute (GPM). A main water line connects all the wells together, with sub-mains servicing each of the vineyard blocks. Two of the operational wells are powered by electric and twonatural gas, although electric is at the wellhead. The three non-operational wells can be run on either electric or natural gas, but need the selected service extended to the wellhead. The depth of the Paso Robles formation varies over the basin. Windfall is sitting on top of a very deep depression in the formation. When the new wells were drilled it was determined that the bottom of the Paso Formation was 2,500 feet. The water resources at Windfall Farms are exceptional throughout the area and the value cannot be overestimated.
