Description

Introducing an extraordinary investment opportunity in the Heart of West Sedona! Where the mantra ''Location, Location, Location!'' truly comes to life. Please respect the owner's privacy and only enter the property when accompanied by the Listing Agent. This rare parcel spans an impressive 9.4 acres and stands as one of the last remaining undeveloped, potential multi-family acreage within West Sedona. The land's gentle slope complements architectural ambitions, promising to showcase the striking views of iconic RED ROCK formations in all directions. Existing zoning RMH (Residential Mobile Homes) presents a canvas of possibilities, with single-family 10,000 sq. ft. minimum lots. However, the allure of this property lies in its alignment with Sedona's Community Plan, where it is designated as a potential "Planned Area." Here, the canvas awaits your creative touch, offering the opportunity for re-zoning to multi-family, without the need for a Community Plan Amendment (The City of Sedona has previously discussed a willingness to "Fast Track" the approval of required zoning changes to multi-family). Envision the southern portion as a realm of high-density development, fostering inclusivity with a range of housing options, including affordable residences. To the north, the topography suggests lower-density living, with prospects ranging from luxurious condos, patio homes and townhomes, to single-family dwellings along the border of the adjacent neighborhoods. Essential utilities, including sewer connections, are readily available, ensuring that this development is unencumbered by potential logistical constraints. Beyond the land's development potential, an inviting hidden jewel awaits your discovery - a charming home, constructed in 1948 by renowned Madole. This home will be a great addition to this project (a potential clubhouse or similar) as your vision comes to fruition. The true value of this property lies not just in its present state, but in the boundless potential. Welcome to the future of West Sedona.

"My commute is horrible due to traffic. Best time to travel is before 7am and after 6pm. Uptown is a mess with the new construction on the roadway. "

"Sedona has become one of the most popular tourist destinations. So living here, leaves me longing for a more neighborly community. A lot of the homes are bought up and used as air b& b’s. So not a very warm friendly vibe. "

  • Jzjzace
"The majority of people in the area are retired. Schools are closing due to not having enough kids living in the area. The food is horrible unless your from the west coast. They don’t know what real Italian food is. The closest you can get to pizza is in the frozen food in a grocery store. The local people are always angry about the tourist. Traffic is getting like California. Too many people from CA are here visiting and buying houses here. So that means your dealing with stupid people. "

"Being in the village, we avoid many of the crowds or the backed up traffic to uptown. We have a cross section of neighbors who are friendly and fun. Many people walk their dogs and visit with neighbors bringing the community closer. Everyone is watchful of each other’s properties alerting owners if there is a problem if or when they’re away. "
