Access to fully equipped kitchen for light cooking, full size washer and dryer located on the property and neighborhood pool and tennis court. Ample free parking on the street. Plenty of closet space. Access to the guest bathroom (full bath) located directly next to the furnished bedroom; this bathroom is almost exclusively used by whoever rents this particular bedroom. Close to the 5 and 405 Freeways, UCI, Irvine Valley College, restaurants, movie theaters and grocery stores.
Deep cleaning approximately once every 6 weeks also included but renter needs to keep bathroom tidy at all times.

Female property owner who also lives on the property is seeking a female student or female professional roommate. Must be responsible, considerate and CLEAN. No smoking or drugs. No pets allowed. No visitors or overnight guests. Please have references available. Available as early as August 1, 2026
First month's rent, $1,475 security deposit and $50 background check fee required prior to move in. All utilities plus deep cleaning included in the monthly rental amount.
