Hi…welcome to my home. When I purchased April, 2020, the home was a foreclosure. It was literally the worst house in the subdivision in every way. The worst yard and certainly it was in poor condition inside. The home was build in 2000 with the classic ‘90’s design with gold plated fixtures, white vanities and cabinets and a lot of carpet - whew!!! Three years later the home is now the best home in the subdivision inside and out. Literally, everything has been renovated, upgraded and/or repaired/replaced in the home. I have documented the list of expenditures exceeding 100k I have made into the property (see list among pictures and as an attachment). I have also completed a seller’s disclosure - see attachment. My question to you is what qualities and/or characteristics would your dream home possess? Would it have a perfect lawn and professional landscaping including a veggie garden? Would the roof & gutter system be new? Would the HVAC system (condensers, coils and furnaces) be all upgraded and replaced? Would all fixtures have been recently replaced? Would your kitchen & master bath look stunning like a magazine layout? Would it have new real, hardwood floors throughout the main floor and new carpet upstairs? Would the entire home have been painted? (Foyer is only room not painted in entire home) Would the basement be finished including 2 beds, full bath & a finished work room? Would it have Cobb county taxes and McEachern school system? Google “McEachern family grant/gift/endowment left to the school district”. The campus is nicer than any community college I have ever seen. Academically, athletically and artistically the school is outstanding Would it have a swimming pool, playground and tennis courts in the community? Would you be located less than 20 miles from downtown, less than 30 miles from ATL airport? Would you literally be able to move into your home and do nothing but relax and enjoy your new home? YOU HAVE FOUND THE HOME THAT LITERALLY HAS EVERYTHING AND NEEDS NOTHING. IT IS “MOVE IN” READY FOR YOUR FAMILY. You could have a party and entertain your family and friends the weekend after you move in…..literally.
