Lease Guidelines & Community Overview

This beautifully maintained home is located directly across from the amenity center, overlooks the lake, and sits behind the community's upgraded gates for added privacy and security. It's just steps from the mailboxes and surrounded by friendly, respectful neighbors an ideal location within the community.

The home will be professionally cleaned prior to move-in, and tenants are expected to return it in a similar professionally clean condition, allowing for normal wear and tear. Tenants are responsible for all utilities (electric, water, sewer, TV, and internet). The landlord covers community amenities (pool, gym), garbage and recycling, and common-area irrigation.

Tenants are responsible for routine day-to-day upkeep, including monthly HVAC air filter replacement (typically every 30 days) and promptly reporting any maintenance concerns.

Smoking is strictly prohibited inside the home. Pets are not permitted without prior written approval and may require a pet deposit and/or pet rent. Evidence of smoking will result in professional remediation, with associated costs deducted from the $2,000 security deposit.

Tenants must maintain active renters insurance throughout the lease term. Lease terms range from 12 to 36 months, with rent subject to modest annual market adjustments.

The community allows a maximum of two vehicles per residence. Street parking is not permitted. Tenants are responsible for complying with all HOA rules; any HOA fines incurred will be the tenant's responsibility.

The home must be used respectfully and returned in substantially the same condition as received, allowing for normal wear and tear, to ensure a smooth move-out and full deposit return.
