1. Application Process
All occupants aged 18 or older must submit a separate application through Zillow.
Government-issued photo identification is required.
Applications must be fully completed to be processed.
Applications are reviewed only after all required documentation and screening reports are received.
A property showing does not guarantee availability or approval.
2. Income Requirements
Gross household income must equal at least three (3) times the monthly rent.
Income must be verifiable through one of the following:
o Most recent 30 days of pay stubs: OR
o Employer verification; OR
o Most recent 2 years of tax returns (self-employed); OR
o Six (6) months of bank statements (self-employed).
Income must be stable and ongoing.
Failure to meet income requirements will result in denial.
3. Multiple Applicant Policy
Income may be combined to meet the minimum income requirement.
However, each applicant must individually meet all credit, rental history, background, and screening requirements.
If any applicant fails to meet the written criteria, the entire application will be denied.
4. Rental History Requirements
The following will result in denial:
Any eviction judgment within the past five (5) years.
Two (2) or more landlord-tenant court filings within the past five (5) years, including eviction filings or rent-related court actions, regardless of disposition.
Any outstanding landlord collection or unpaid rental-related debt.
Negative landlord reference for nonpayment or lease violation within the past five (5) years.

5. Credit Requirements
Minimum credit score required: 600.
Applications with credit scores below 600 will be denied.
Any open landlord collection account will result in denial.
Any unpaid rental-related judgment will result in denial.
Two (2) or more 60-day late payments within the past 12 months will result in denial.
Active bankruptcy not discharged will result in denial.
No exceptions to the minimum credit score requirement.
6. Security Deposit Structure
Standard security deposit: $1600.00.
No deviations from this structure.
Florida law permits security deposits exceeding one month's rent.
Security deposits will be handled in accordance with Florida Statute 83.49.
7. Credit & Background Report Completion
A completed credit and background screening report through Zillow is required for all applicants.
If the credit or background report cannot be generated due to failure to provide required identification information (including Social Security Number verification), the application will be considered incomplete.
Incomplete screening reports will result in denial.
Applications will not be reviewed without a fully generated screening report.
8. Criminal Background Screening
Criminal history is evaluated in compliance with Fair Housing guidance.
Automatic denial applies only to:
Convictions for manufacture or distribution of controlled substances within the past five (5) years.
Convictions for violent felony offenses within the past seven (7) years.
All other criminal history is evaluated based on nature, severity, and time since disposition.
9. Move-In Timeline
Approved applicants must take physical possession of the property within thirty (30) days of approval unless otherwise agreed in writing.
10. Occupancy Standards
Occupancy is limited to two (2) people per bedroom unless otherwise permitted by law.
11. Pets
two Pets are permitted only if stated in the listing.
Pet fees and restrictions apply.
Assistance animals are not considered pets and will be processed in accordance with Fair Housing laws.
12. Equal Housing Opportunity

13. Adverse Action Notice
If an application is denied based in whole or in part on information obtained from a consumer reporting agency, the applicants will receive an adverse action notice in compliance with the Fair Credit Reporting Act (FCRA).

14. Approval, Lease Execution & Reservation Policy
Lease Execution Requirement
Once approved, applicants must:
Execute the lease agreement within seventy-two (72) hours of approval notification; and
Pay the required security deposit at the time of lease signing.
The property will remain actively marketed until both the lease is signed and the security deposit is received.
Failure to complete lease execution and deposit payment within seventy-two (72) hours will result in withdrawal of approval.
Optional Reservation of Property
If an approved applicant requests additional time before signing the lease:
A written Security Deposit Reservation Agreement must be signed; and
The full security deposit must be paid to reserve the property.
The lease agreement must be executed within seven (7) calendar days of reservation deposit payment.
The property will only be removed from the market after the reservation agreement is signed and funds are received.
Reservation Deposit Policy
If the applicant:
Fails to execute the lease within the seven (7) day reservation period, OR
Voluntarily withdraws after signing the Security Deposit Reservation Agreement,
The reservation deposit will be retained as liquidated damages for removal of the property from the market and loss of rental opportunity.
If the lease is executed, the reservation deposit will be applied toward the required security deposit under the lease.

Multiple Qualified Applicants Policy

If multiple applicants meet all written rental qualification standards, the property will be offered to the first applicant who:

Submits a complete application;

Meets all minimum income, credit, rental history, and background requirements; and

Executes the lease agreement and remits the required security deposit within the specified timeframe.

The property is not considered reserved until the lease is fully executed and the security deposit has been received.

If an approved applicant fails to execute the lease and remit the deposit within seventy-two (72) hours (or within the approved reservation period, if applicable), approval may be withdrawn and the property may be offered to the next qualified applicant.

All applicants are evaluated and processed using the same written standards.

Ocala has some things for little children, but it mainly caters to the adult and wealthy populations (ie, downtown & WEC). There is little to nothing to do as a teenager/young adult, or a poor person, for free or low cost. Ocala’s refusal to cater to the young adult and poor population has been a very direct contributor to the rise of drug use and violent crime. "

There is also endless paved/dirt trails to ride on the Green Way. I ride my E-trike to the trailhead on 49th ave, it’s 10 minutes from my house, there is another trailhead near by as well. There’s a 2 story Publix, 711, hair place, nail place and a Walmart within 5 miles from here. Plus the Beach is 45 minutes away. The Rainbow River is 20 minutes away And they are all super easy to find. "
